When to tip the super for small jobs?

I rarely see my super, so to get him to do the odd small job (i.e. fix a dishwasher leak or unclog the tub faucet), I have to request it in writing for the doorman to pass it on. Do I ask him in the note what the fee would be? Or do I tip him in a thank you note when the job is done? How much is customary to tip?
I would always pay my super $20 for anything like this. Buys a lot of goodwill.
Isn't that his job? If I overuse mine I'm sure to just bump up his holiday bonus.
Little things I don't tip--I give generous end of year tip ($200, which in my opinion is generous). If super is doing something that involves more than 5-10 minutes of his time, that's different and I may give a $20.
What do you use the super for vs. a porter?
