I believe you're looking at broker-supplied data, so some of the lag may be on the part of the agents -- I closed a $2 MM sale in early December, and haven't had time to report it to the papers (I will also send an email to the Post) yet.

Thanks Ali. The reliance on broker input would tend to explain not only the delay, but also the prevalence of sales near or above the asking price. I'll send a note to the section editor suggesting steps to improve the sampling method.
