Discussion about
It's pretty simple - I was once married to a mortgage and it was a bitter divorce, so I'm looking for a condo for max 500K and 500 square feet and no flip at closing. Any ideas?

Bite me. This will be my NYC apartment, as I have two other homes outside of the city. Perhaps if you would have attended NYU, you wouldn't have such a lame response.

I had hoped to enlist the response of serious professionals with some knowledge of the real estate market. Just my luck - some troll in a basement apartment with Mom's VISA paying 10 bux a month to harass people on StreetEasy. Any actual adults on this site with a helpful suggestion?

If you're looking for a 500k condo, go to the search engine on this site and find one.

500K may be a little on the low end for prime manhattan. You could get a great condo in a fantastic neighborhood in brooklyn fof that though.

Did you even look? It depends on what you consider "500 square feet", though. If you want the actual room dimensions to add up to 500 sq, then you're going to have a tough time, but it's do-able. If you go by what most realtors call 500 sq ft, then it should be pretty easy. You didn't mention WHERE or how much maint. you're willing to shell out. Those 2 factors are as important as the cost and the size.

Just type it into the search engine on this site as someone suggested. DO advanced search and select neighborhoods, condos and price - not that hard and you will get answer.

Thanks to you guys for REAL advice! I've looked at this site as well at the NYT from 96th street to Wall Street. One Avenue B was interesting but 486 square feet for 570K plus the flip for new construction. The Cocoa building was the closest I could find but the apartments were really small for the price points. I'm trying to avoid the UES, Midtown East & BPC and at this point, staying away from new construction so the additional 13K at closing doesn't factor in. Anyway, thanks for sharing your thoughts and not slamming me for struggling with the Manhattan real estate market by pointing out that I will live in a walk in closet. I'm well aware...and luckily thin enough to walk sideways through what 1/2 a million dollars will get me here. Argh.

I just bought a 500sq ft. apartment for $299,000 on 77th street off 3rd. Doorman, laundry, etc. I saw numerous studio apartments for$275 - $300,000. Last year I couldn't find anything in that price range. Times are definitely changing!!!

I think it's doable. I've even seen some very inexpensive places on Corcoran & Elliman & Halstead. About the infantile posters, very strange isn't it?

If you see his last post he says he won't consider midtown east and UES. . .well honestly that's where the best deals are. . . .

Also, we are forgetting that he wants a CONDO not a coop! Condos are more expensive.

I would strongly suggest Murray hill. Great central location, nice area (as long as you go no further east than Lexington, plenty of amenities, close to Grand Central. I used to live ina terrific coop at 20 East 35th. If you could stretch, the one bedrooms there (around 750 usable square feet) run about $650K. The studios (400 s.f.) run around $340K. I found it to be an exceptionally well run building. If you like the area, I would concentrate on building along Madison and Park from 35th up to 40th. That litlle area is the nicest, and I think you could find what you're looking for there.

natefind.com is a good website that links many of the Real estate agencies. 1000/per sq ft for a coop is more likely than for a condo. good luck

look at 201 e 37...huge 1 bedroom needs work for 480k....its run like a condop...you have to live there 1 year and then can rent out indefintiely....according to broker.....i wasnt crazy about location...37th and 3rd by exit to midtown tunnel.....thats downfall....but murray hill is a great area......to #25 above....we are both diehard murray hillers.....i feel the same way about only going from madison to park from 35th to 40th...perhaps even lexington!
