On the layout it looks like it's bigger than that, but when you do the math, guessing out the kitchen, bath and closet it comes out pretty small.

No way its only 450. WIC, Breakfast/Office Nook, 2 Counters, Large Dining/Living Area. You don't find that in your typical 450-550 sqft UWS/UES 1BR.

i'd say its about 600 sf envelope which means the brokers have the option to advertise it as about 750 since they lie

this one is barely 625 sf, and is has about 100 sf of a 3 foot high (yes, 3 feet) "loft" storage space. even if you count that its still not 800 sf!

i know i posted this one once before, but it just makes me so angry when they lie about sf, i may start a thread for that.

Just eye-balling it, I would say around 500 sq ft....

But aren't brokers allowed to include a proportional amount of communal space because it is a Co-Op?
I think that explains why many Co-Op square footage "estimates" are off by 10-20%....

squarefoot, there are often threads posted on this topic. I understand that appraisers will come up with slight variances on square footage numbers- but that should be limited by a small percentage- not 10% or more. If the real estate industry wants credibility in NYC (since so much here is based on $/sq ft, then they need to be transparent- i.e. post usable sq ft vs gross sq ft vs. gross sq ft with common space allocated to an apartment.

My apartment was advertised by the realtor with the gross square footage + the common space in the building allocated toward my unit. Since my apartment was a new construction, the prospectus broke down the usable square feet vs. gross sq ft vs gross + common space allocated to the unit. I obviously made my decision based on the usable sq ft # rather than what the broker advertised- which was about a 500 sq ft difference. My point is I was still going to view and later buy the apartment, but would have appreciated the transparency in the first place.

it's definitely not 450-500. I look at that size all the time. It looks like 650 sq. ft...do I win the apartment if i'm right??

Unfortunately there is no prize for guessing correctly because there isn't going to be a correct answer unless someone goes to measure.

I posted this because there was no sq ft measurement listed on the listing and was curious in what the $/sq ft was to be able to compare this property to others I am going to look at this weekend.

Maybe I'll measure it when I'm at the open house this weekend!

Looks to be about 600 sq. ft. Agreed most (check that, all) brokers lie about square footage. I had one broker tell me dimensions of a bedroom I was STANDING in that was off by over 50%. General rule of thumb is to discount by 20% off whatever a broker tells you.

Squarefoot - agree, it's DISGUSTING how they lie. That ought to be part of whatever reform comes out of this crisis

NO way it's above 565 sqr ft.
Who is going to go and measure? W67St?
If i'm wrong, I'll buy it for $100 bucks.
