Went to the open house. This is not a 2 bed, more like a 1 bed with a VERY small office. Living room very small since the den/office is carved out of the living room. Kitchen needs updating as countertops are damaged and the floor needs to be replaced. This apartment is maybe 600 sq ft it is very small.
W 109 St is really bad area - stay away!
There are no project over there. All project end on w 103. LookingNY, go for that area, in a couple of years it will be just as overpriced as any other. Look at cross-town streets, though. West 106 (with the bus) is fine from park to park.
LookingNY, this is a bad location. take a look at the Douglas Circle, it's been in construction since 2003 or 2004 and the area is so irrelevant to the city that construction had been paralyzed without any explanation whatsoever. this is a block away from where you want to sink half a million dollars for a tiny space with very small windows. not a good deal in my view.
the only positive is the park and the great transportation. but be careful about how noisy it can get (don't see the orientation on the floorplan). "many shops": what is she talking about? there's a convenient supermarket and a gas station. the rest is a notch above "latin bodega" level. another thing: totally dead at night. the carrying costs at current price (including only interest and maintenance, which is totally loss like paying rent would be) would run at $2,4k/month. i think you can rent a better place for that.
admin, have you lived there? The area is full of Columbia grad students and faculty and ethnic restaurants, some of them great. And you know, people don't necessarily buy an apartment because it's not full of excitement at night. Just saying.

it's pretty ghetto in my view. i don't think the area has much room from improvement beyond what has achieved already, so again in my view is already priced in. going a few blocks north on douglass there's a bunch of projects and elderly housing. those are there to stay. the buildings on the douglass circle are entitled to run and have a serious chance to win the award for "most horrible construction ever designed by humanity".
morningside park improved a lot and it's a beauty. i know the area and if i could chose, i wouldn't be living there. we might not share the same tastes though. now, some people call fred douglass "the future 5th avenue of upper manhattan"... well, i hope i could share their optimism. now, the area between morningside avenue and manhattan avenue, just next to morningside park, i do like much more than next to douglass circle.
I have a friend in 455 CPW, and the area around it is very good. All landmarked with beautiful townhouses. I have an eye on some property on West 106 and West 105 as investment. The Jewish Home is about to built all over the, some condos and retail. I expect a lot from the area. Not W 107, though.

What's the problem with west 107th? Have been watching this overpriced unit for some time.

between CPW and Columbus it's all bad, if you want to know why, just go see it.
70 w 107 is in the middle of that "bad" stuff.
My personal cut-off line is West 106. Trees, co-ops and civilization.
i lived there on W 109 (unfortunately for me). there are rats in the buildings, and a lot of street urinating scum bags. Seriously, avoid for your own sake
I once liked an apartment on West 109th (& Amsterdam) but when I looked up the area on the bed bug registry it was a no go...there are a ton of reported infestations in that area (see the reports "near this address" at http://bedbugregistry.com/location/NY/10025-2638/New-York/66-W-109th-St) and I can only imagine how prevalent the problem really is. I had friends who lived on Amsterdam not far below 110th and they used to see a lot of rats, and my guess was that the rats contributed to the bed bug problem.
I decided to stay on the UWS below 86th where the bed bug incidence is much lower. I have a friend who had a painful 6-month battle with the critters. No apartment is worth what he went through.
5 years ago, I lived @ Broadway & 107, and if you ever walked down 107 towards the park, there were TONS of rats. It was actually fun to do at night, because it was such a spectacle. I always thought that far north end of Central park was kinda crappy, though. And, the further you got away from Riverside (and towards the park), the crappier it got. Except, maybe CPW... that street was ok.
Chelsea has more rats.
