Discussion about #
Any thoughts or comments on the up and coming condos over there and how they're priced? I've been there a couple times and the neighborhood is still very deserted so would like to know more about price per sq feet, resale value, etc. Thanks.

Because of the ready access to Manhattan and extraordinary view the area affords of the skyline (w/o having to be in Jersey no less), I would have to think that eventually this will be a great area. BTW, I am a native Manhattanite, who lives and works (not in real estate) in Manhattan and have no intention of leaving.

I saw a bunch of them this weekend. Amazing wide open spaces, tons of sf, but developers seem to be cutting corners with the finishes (ex. the badge, the echelon, purves). Exception to this was the Fusion, which was a beautiful high end building, but crappy area right near a huge multi-leveled parking garage... I'd rather have a building closer to the waterfront.

Potentially the views are amazing & it is just a few stops from downtown but so near & yet so far. I'm sorry to hear that the quality is poor. The area has great history & potential but it's never come to fruition. Before I bought over there I'd need to know the answer as to why not.

I was very interested in the LIC neighborhood. But after some research I found out that I couldn't afford it.

In my opinion, LIC has a great potential to become a great area. You are 1 or 2 stops away from Grand Central on the 7 line. You are blocks away from the Queensborough bridge. The Gantry park is beautiful with a great view on Manhattan. You have a couple of nice restaurants and bars on Vernon Blvd. It is almost impossible to find 3-year old (or older) apts for sale in that neighborhood. You would have to purchase a condo from those new developments. The price/sqft starts at $600-$700.

I agree with comment #7. Some new developments have bad finishes, e.g. the ECHELON.

Just go and see these condos. They have lots of open-houses on week-ends.

Not bad, LICC - except you're about 12 blocks south of where I live, taking a picture of the traffic waiting to get into the Lincoln Tunnel.

LICcomm, that's an excellent picture, capturing as it does everything New York about New York -- the vibrancy, the kinetic energy, diversity, old and new intertwined, bright colors and a rainbow of stolid greys intermixed, unpretentious ethnic food, et c.

Thank you for posting it, LICcomm. It contrasts sharply with pictures of Long Island City, which I suspect are just relabeled photos of Cleveland anyway.

JP, this is no joke. LICC thinks that Long Island City IS THE GREATEST PLACE IN THE WORLD TO LIVE, even better than Manhattan, because it LOOKS OUT ON MANHATTAN.

LICC's main argument is that LIC is so great because it's just 5 minutes from Manhattan. Of course none of those of us who actually live in Manhattan think this is a great place because it's just 5 minutes from Long Island City.

But there you have it.

Seriously LICC, do you think that your apt. price will eventually return to even, or make you a profit?

If not, why not just sell now, take your loss(isn't that a write-off),or take whatever cash you can, and rent a place in manhattan that's cheaper, while saving your money.

I'm actually thankful for streeteasy, because I almost bought an apt. last year, but the #'s NEVER work out, comparing to renting. I wish they did.

I appreciate any thoughts on this approach.

The numbers sometimes work out. From about 1995 to about 2001 buying was probably a better deal than renting in a lot of NYC neighborhoods. Especially if you sold in 2007!!

LICC- you are correct, I'm not a real estate professional, nor do I claim to be, I'm just an average guy trying to figure out when to buy vs rent, and so far, renting works for me. It sure is nice to be liquid, and have flexibility year to year, especially when your landlord lowers your rent. So, why don't you inform everyone about your wise decision and how happy you are, since you're the professional. Sell me on LIC!

But, if you feel better insulting me that's fine. It's posters like you, who help me learn what NOT to do in real estate. So I do appreciate your help. Thanks!

You got caught up in the real estate mess of the last few years, you drank the kool-aid, and now you are trying to justify a purchase in an area that would need the olympics in NYC to thrive..... if that would even work.

Steve, that's a great experiment, and very telling indeed! I tried applying it further. For instance, I googled "intelligence of stevejhx", which returned "No results found for "intelligence of stevejhx". But then I figured it was unfair to just go by your screen name, so I used "intelligence of steve hanley", and got "No results found for "intelligence of steve hanley" instead. Similar results were achieved using "humor", "good looks", and "knowledge about real estate". Telling.

Excellent experiment, bjw, and you are to be congratulated! The problem is you didn't ask a) my mother, or b) my grandmother, to respond to your queries. They are not on the Internet, most especially my grandmother, as she is dead.

Also, you need to be less selective: try, for instance, steve hanley attractive, and you get:

About 45,000 results (0.24 seconds)

steve hanley "good looking" gets:

About 4,120 results (0.24 seconds)

I wouldn't have expected that I was more popular than Long Island City, but it seems to be so.

Well, Steve, as you certainly know, you only get "No results" because of the quotation marks. As LICComm says, if you remove them (as you did with your latest examples), you get 1.27m hits for your LIC search. So your score is still 0. Sorry.

The overwhelming number of google hits for Pleasures of Long Island City come from "Pure Pleasures Escort", part of the thriving business establishment of that district. I hope they rent their facility rather than own it ... it would be a shame to see a fine player in such an old business go belly-up.

bjw, your logic is flawed: I am but one person; Long Island City (Zip 11101) has a population of over 25,000. So one could reasonably expect an infinitely greater number of hits on Long Island City than on me.

Yet "steve hanley" attractive still gets:

About 156 results (0.26 seconds)

"Long Island City" pleasures gets:

About 18,900 results (0.25 seconds)

So I still win hands down, even if you count the escort service.

Whence, btw, "auto" in Spanish and Portuguese means both a record of a proceeding ("autos," normally), or an order written by a parliament, court, the church, or other official. "Da" is the Portuguese contraction for "of the," and "fe" is "faith."

In Spanish, "auto de fe," meaning "Castigo público de los penitenciados por el Tribunal de la Inquisición"

It is not necessarily the burning of a heretic - it usually refers to self-flagellation.

Yes some dictionaries do refer to it as that - a Protestant bias, I suppose. Very few heretics were actually burned at the stake during the Inquisition. They were, however, forced to repent in public, which often meant walking around flagellating themselves, or carrying a cross with a crown of thorns.

Sort of like the torture that is living in Long Island City.

The "auto" was the written order containing their punishment; a "writ" if you want to use the Teutonic-root word, or an "act" if you want to use the Latin-root word.
