cheap construction and not a great location

I looked at the site. Looks ok. Compare $ per square foot to other condos its a 30% discount. No wonder they all sold.

My wife looked at these about 9 months ago while they were still under construction and she thought they were a real POS in terms of contruction and design. I can't comment directly but thought I would pass that along.

1400 for taxes + 300 for maint is $1.16 per squre foot. Seems reasonable if you compare to all the other things in the area - looks like they didnt get any abatement

How can the building survive on $300 per month for a unit that price for maintenance? That does not seem right.

I looked at a unit - didnt know it was empire...13 e 30th! Each unit had its own hot water heater, HVAC, etc... so its almost like buying a house so the miant is for elevator service + garbage removal. I think its a self maanged building - it must be.

Walked by it this afternoon. Its a strange area - close to Madison Park and off 5th Ave. Is that area liveable? Looks like across the street they are building a huge hightise - skyhouse or something.

I had to do it - prices looked out of whack. They have the floorplan and pics on the front door that look ok. Is the area considered Murry Hill? Madison Park North? SOFI?

Sounds like its midtown south. The website pics look good. Price is strangely low per square foot. Something isnt right.

How is it possible that one of the units went for $1.035M Doesn't make any sense. Look at the pics and square footage and its a condo!!!

Contractor for buildout was a joke. Bad layouts, very cheap construction. Building is self managed and nudged b/t coommercial buildings. VERY NOISY at night. Cheap for a reason.

How do you know who the contractor was? Buildings on both sides are residential so not sure why you say very noisy. Went to an open house last week on both units for sale in the building and seems like you can get a lot of space for your money. Layouts are typical loft layouts.
