Element vs. 10 wea

I am trying to decide between either a 2 bed in the element or a 2 bed in 10 wea. Has anyone chosen one over the other? Although 10 wea is cheaper, the amenities in the element may make it worth it.

i picked wea because views are better and I think element is cramped into its mid block site. If you really want a bball and squash court then by all means go with the Element. I think the fixtures, layouts, etc are comparable. I spent a lot of time going over both. Ultimately I didn't care about those amenities (10 wea still has nice gym and pool) and went for what I thought was the better value.

Do you know if either of these buildings is making price concessions or offering "closing rebates" on mansion tax and/or developer's costs?

I think that 10 west offers closing consessions AND a discount off of offering price if you go in without a broker and ask. It is definitely a bettr deal. If you really want a deal try the Hudson, that building is having alot of problems!

Could you elaborate on Hudson problems? We we were there two weeks ago and I got a big NO when I asked about price flexibility on a 1.4 million 2/2.

The Hudson does not have the same panache. It is also located above some third rate college, and the base of it is occupied by those facilities. The building is also trying hard to market itself as a trendy singles place, and skews towards 1bedrooms and studios. It is kind of like Columbus Circle's equivalent of the Charleston - a comparable building downtown that has the same problems.

Hudson and Charleston are very different. Charleston is in a very good school district and near shops and restaurants and has terraces with most units and better functioning kitchens with smoke exhaust outlets. These are missing at Hudson.
I prefer next to QMT versus next door to a C grade public school and project housing -in case of Hudson

What I meant by the Charleston and the Hudson being similar is that they both have a fair number of studios and 1 bedrooms and fewer 2 bedrooms (and scant 3s and no 4s) than a number of new condos (compare to the Element and 10wea, for example), so they are skewing more towards singles and couples (as opposed to families)- as is further evident by thier advertising. Thus in that regard the school district would not seem to matter as much. The lobby of the Charleston looks like it will be nicer than that of the Hudson, and it is definitely a plus (in my opinion) that it is not on top of a college. The Hudson is seemingly higher priced, however, presumably reflecting the fact that it is in a more desireable neighbourhood (close to Central Park & Time Warner).

You are right that Element and 10WEA are geared more towards families, nice play rooms for kids and I guess they are targeting families who are going to send their kids to private schools only. We liked 10WEA a lot but we are not so crazy about sending kids to private schools. If 10WEA was the same location as Avery (great school district) we would have seriously considered. Allthough we are not too fond of glass towers and wanted a balcony, so we bought in Charleston (which now is about 40% sold).

10wea is not making any price concessions or closing deals. if that were true, the prior poster would not have said "i think".

the views and prices at 10wea make it a better purchase. while the bells and whistles are nice in the element, its only worth it if you truly use it...otherwise, it becomes just another contribution to future maint costs.

10 West End is allowing people to view the actual units in the building - the Element is not. I strongly suggest that you schedule an actual viewing at 10 West End Ave. The higher floors have excellent light and river views. Even in the worst case Extell buildout across the street, 10 West End will still have much better light and views than the Element.

I analyzed both units and worry about overbuilding in that area. Hey and what about that smokestack 1 block away. It is a sight for sore eyes. Also, why don't taxi's go near there? Mass transportation in that area is lacking. Moreover, the parking lot accross from 10 WEA will obstruct many views from that building when converted to a high rise. Why don't you look somewehere else.

Fist of all I disagree with the comment about going without a broker you will get a better deal, the onsite broker gets paid the same regardless if the apartment is co-broked or a direct deal. Secondly, I totally would go with 10 WEA, the views and prices are just great.

should've gone. walk due west towards the river from time warner center. once you do the walk, you'll realize how not-so-far-away 'no-mans land' is. and then take a cab home. because if your paying that much, you've got enough to take cabs.

Although ysandco is hyperbolic..."prices are just great" is a big overstatement, but I do agree that 10 wea is the way to go. With trembling hands, I am on the verge of taking a unit. What ultimately tipped the balance for me was the belief that views and size will in the long run proove to be a better investment than amenities.

I purchased in 10 WEA vs. Element. While I like the finishes, amenities etc. better at Element, I didn't like the price point. The same 2b/2b that is 2+ million at Element can be had at 10 WEA for about $1.6 million. That 400k will buy you alot of amenities... I also DIDN'T like those round windows and preferred 10 WEA's linear exterior. FYI, I bought the D line on a high floor (killer city views) vs. the Smokestack. Good luck.

For the purchaser two posts before, did they (10WEA) offer any closing concessions of any kind?

Few months ago they said no concessions
No schools there so we did not go further. Nice building though

It's really interesting how quickly this area immediately west of Columbus CIrcle towards the Hudson is developing. In a few years it will be unrecognizable. Personally I think that the amenities at the Element are really impressive, but I agree with #18, for the money you save by going with 10WEA you can more than make up for that difference.

Number 22 -no good public schools there FYI. Sponsors expect everyone will send kids to private schools
