Discussion about 77 West 85th Street #3D
based on that elevator, I would go for the 3rd floor or --- never stay out past midnight.
upperwestrenter: I would have gone to the OH @ 77 W. 85th today if I didn't have to spend this lovely sunny day at the office. I will have to move within a couple of months and your efforts are saving me the legwork. Many thanks, and keep the reviews coming!
Or leave before 7am...what happens when the doorman decides to get a drink early, or comes in late.
i love how these apts that are just going on the market are overpriced...like ppl think the recession doesn't affect them.

I say: the 3rd floor apt rents for...ohhh...maybe $3,750...tops

who would even consider the 6th floor with that elevator situation? perhaps for 2K? 6th floor walk up between the hrs of midnight and 7 AM ... hilarious.

also forgot...the door is unattended, since the guy is in the elevator. worst of both worlds.
you gotta stare at the elevator guy and make nice, and pay him, and always walk with your keys, and walk up the stairs, and pay for it all.

almost all your listings are in co-ops. That means board approval and 2-years maximum stay.
board approval yes....but, who knows how many boards may loosen up sublet stays particularly with a no problem tenant in place; "a bird in hand...."
Boards do not loosen up on rental. It affects all of the shareholders and banks' view on the building. So term limits are set in stone and the renter's life will be scrutinized.
225 W 80th is overpriced for the size...and the "sliver river" view is ok, but come on...we're not talking direct panaorama river views...
i haven't seen the others, mostly because when i looked at the pics they seemed small for the price, and in other cases the brokers played the, "you must see this instantly as i have 500 offers on the table"
sometimes i let my emotions get the best of me, at which point i tell them they should probably take on of those offers, as the apt looks like crap.
upperwestrenter: All these asking prices are above my budget. I am looking early (I have two and a half months before I have to move) with the notion that, because I am under no pressure to sign a lease straight away, there is no apartment that I can't walk away from if the price isn't right. I think I am not the only one trying to negotiate a better lease - a broker who showed me an apartment I liked said that there was a bid under ask and invited me to make a better offer.
I targeted 2 open houses this weekend:
248 West 74th (http://www.djkresidential.com/listing_view.aspx?WebID=425220): This apartment has been renovated with mediocre finishes, but at least it all looks new and clean (no grime from prior tenants!). It is a large ground floor apartment and has a back yard with a lot of potential. Unfortunately, the common areas in the building were dirty, the floors weren't level with big gaps between the mouldings and the floor which in a ground floor apartment suggested easy access by pests, and despite an apparent overhaul of the apartment the owners were too cheap to put in a washer/dryer or even a washer/dryer hookup, which is too bad because the building doesn't have laundry.
201 West 72nd #10O: There was an OH scheduled for 11-12.30. I arrived at 12.25, and according to the doorman the broker had just left. So I can't comment on the apartment, but recommend that if you want to go to next week's OH, you may want to show up more than a few minutes before the end.
