On the positive side, the apartment is in a great location, has a nice lay-out and is spacious. The cons are that it is on the ground floor and the back bedrooms are dark with no view. Also, the smaller of the two back bedrooms has a strange structural configuration, so that you really can't get a double bed in it. The bathrooms and kitchen are in good condition but didn't look like they had been renovated recently. The apartment asking price of $1.75 million is more than we can probably afford, but we are interested in making an offer. Any suggestions on where we should start and what we can expect. We are currently renting - so would be able to sign up and close pretty quickly. [less]

think about sending this posting to anyone outside of nyc. the smaller bedroom has a strange structural configuration? $1.75 million?

Starting off...I'm not looking in the W.Village so take what I write with a grain of salt. I am looking for similar apts. on the UES. That third bedroom is only sort of a bedroom. Ground floor is ground floor. The only advantage is escape in a fire or fear of elevators. Dark is dark and I'll bet the front isn't beaming with light. Some people have a love affair with the W.V., I know, that was once me. The limited availability is what really drove the $$$. This Apt is OK but, not so impressive. I have not done the comps so I can't intellegently comment on price so, unintellegently speaking, as of today this baby is priced to sit. Good maintence, good location, worst floor, mixed layout. If you like it and your not in any rush, watch and wait. Given the movement of the market unless the apt. finds true love it might be waiting for some time for anyone to ask it to dance. Sit on your hands and wait for the next price drop like 1.6 or 1.55, offer 1.4 and dig in.
This is optomistic but, the times they are a changing.
We saw this listing and thought it was overpriced and just a plain weird layout. That walk in closet seemed like a waste of space and they shoehorned that one bedroom into what appeared to be the old kitchen/bath area of a studio apt and it just didn't work. Plus the garbage bags for the building lay out in front of the living room windows. yuck. It's been on for awhile and I think they already bought something out of town (so said the agent who showed us the listing anyway), so if you love it, I'd be aggressive in your pricing. gl.
look, that location is absolutely fantastic, unquestionably one of the best spots in the city. but a ground floor apartment is just not that desirable. think about resale: the trouble they have selling it now will be the trouble you have selling it then. if you do bid on this be sure to be extremely, extremely aggressive. as in no more than 1.3 million.
i'd also add that there are a lot of apartments available in slightly less prime areas of the village that seem much better deals right now, and things are only going to get better.
How much do you really want to spend on something that you don't absolutely love? And it doesn't sound as though you love it. Would you pay over $1 million dollars for something that's kind of enh? I wouldn't, in any city. Inventory is up, up and away - keep looking and something you do love and can better afford will come along, almost certainly at a much better price than this place.
Thanks everyone for the comments so far. These were interesting and clearly in this market we will be bidding low. We aren't married to the apartment so your points are well taken. Any other comments from anyone that knows the buidling and downtown are also welcome.

If you can share any links that would be great as am looking around this area - doesn't have to be prime village but not FIDI or LES or Chnatown or "Two Bridges"!
