3 Br rentals at 575 West End Avenue

So, I haven't seen these in person, but I think I want one. What are the odds of getting one for $5500 6 months from now? ;) LOL. You don't have to answer that question, BUT there seem to be multiple units available and current price per sq/ft average is the SAME as it has been for all previous rentals. They've gotta come down, right? (maybe not to my level, but down somewhat, no?). I'm surprised when I see rentals with the same price per sq/ft as '07 & '08 ....

70% of current ask, $37/ft, doesn't seem to far off base to me. Those empty months cost the owner something.

LOL...70% doesn't seem likely, does it? It's so strange...it seems so unlikely b/c its such a huge drop but I can actually see it happening. I mean, I wouldn't be shocked if it did...maybe I would be shocked...who knows. But, you're right, empty months have to add up eventually.

I saw one of each available line and there are many vacant ones and was very disappointed. The broker I was with said that the prices were way out of line with reality and haven't been adjusted for the current market. Nothing about these apartments appealed to me. The first apartment I saw , which might have been a 2 bedroom, had the entry almost directly into the kitchen. Very awkward layout that didn't make sense. The building hallways were shabby with carpeting that looked overdue for replacement or removal. These apartments didn't leave much of an impression and need a very significant price reduction to make them viable.

waxlion - thanks. yeah, they don't offer floorplans for any of them so the awkward layout isn't a surprise. Glad to hear an acknowledgement of over pricing! I agree, even from the pics, that they aren't even close to spectacular. Certainly not worthy of 10k+ IMO! I have to admit, I'm enticed by the idea of getting something for half the ask (or more), but the get would be even better if it was once worth the original asking price ;)! Though, I really do enjoy the thought of children swinging from the columns...lol.

uws mom- I don't think they have posted the 8 room in the building. My description is Pompei or Tuscany meets pre-war. You walk in to a large space - foyer that, is part of the LR. The foyer part is tiled in black and white stone with some sort of design then the floor changes without any transition to the original hardwood. There are two very large plastered columns that create a sense of separation for an open hall way to the kitchen area. There is also a faux fireplace finished in the same plaster. Very strange. The rooms were nicely sized with good closet space. I think this apartment had pigeon spikes running around it on the outside. Ick.

UWSMOM- they reduced one of the Classic 6's to $7,900 7 that apt happens to be larger than a few that are priced in the $9,000+ range.
It's been on the market the longest, hence the price reduction.

decided to wait for summer? dumb. slash and burn, hope to increase rents for renewals because people are too lazy to move.

3BRs like what at 575 WEA like what, exactly? Like 9C that went for $7,900, or 7B for $9,750? Perhaps there were a couple of free months tossed in, who knows. But these deals happened in Mar-09, the absolute nadir in terms of the financial markets. So now these types of units will suddenly drop to $5,500/month in the next 6 months? Don't buy it. My humble opinion.

Steve2888 - I eventually saw these in person and think they're terribly overpriced. The pics are much nicer than the actual apartments imo. The layouts we saw were funky. The building, overall, seemed decent though.

Steve2888 - what happened with the classic 7? we live at 585 WEA in an 1800 sq ft classic 6, pay 6,400/month (down from 7200 in our 2007 lease). We love our building but are curious about the one across 88th street. And it fell very hard to get accurate rantal info in this market.

We were offered 2 free months on a 2 year lease...net effective rent of 7700 on a 1900 ft classic 7 but we decided to pass. Found the apt very dark.

In May, we offered to pay a year's rent up-front. Offered them 6400K, but didn't want to take a brokers fee. They insisted on one month fee, so decided not to do it. The owner must not need the $$ that badly if he's willing to let them sit vacant for so long. Have seen the apts and the bathrooms are not great w/ kids.

apts can be had easily in that building with no fee. contact Helen; 212.799.2300 a lovely lady both astonishingly honest and straightforward.

even w/o a fee, i think the asking rents are way too high. we got a classic 6 for much lower and didn't pay a fee.

of course, our place doesn't have the same "finishes" that 575 has (the new woodwork on moldings, doors, etc). our kitchen and baths are newly renovated but overall, the place is more original prewar, which is fine with us. not worth it to us to pay more for someone else's aesthetic, but everyone is different...

UWS, having seen the finishes at 575 I concur. I don't like them! Too heavy and overdone. Apparently I am not alone in my view since Ive heard they are now doing over their units with a less heavy hand. I too seek a Classic 6 and was curious what you would consider a good deal on one; drmn vs no drmn, high floor and bright vs rear and dark etc..

thewiseking - i can only speak from my experience. we looked primary at 3 bedrooms (6's & 7's, though i did look at a couple of large 5's) on the UWS (88th & WEA was the northmost bldg in our search) from Jan '09 - July '09. i can say that i did not find a consistent relationship between pricing and quality of unit (location, updates, layout, floor/light, type of bldg, etc). and personally, i think place overcharge for doormen, but we don't necessarily need one, so i'm not really sure "what they're worth" to people. all of that being said, i personally think you're doing well if you get a nice classic 6 (updated, good light, well-maintained elevator bldg, good location) for low to mid 5's. others may be getting better prices out there, but from everything i've seen, this would be a decent deal (lease starting in '09 of course).

honestly, i don't know the square footage of our place. our lr/dr together are about 500 sq/ft, then there's an eat in kitchen, a nicely sized foyer, too large bedrooms, one small maids room, and 3 bathrooms. great closet space. fabulous layout, almost too much light, high floor....

What is .75

.5 =toilet
1=toilet + shower
.75? =shower plus a toilet where you can go number 1, but not number 2? (a urinal)?

i'm sorry p09 - are you asking me if i think mid to low 5's is a good price for 1600-1800 sq/ft of living space? if so, my answer is to toss stated sq/ft out the window. it's all about layout/useable space imo... then you have all the other criteria mentioned before.

.75 is a standard concept. toilet, sink and shower. 1 is a tub, shower, toilet and sink. and when you start talking about the number of pieces your bathroom has you may be entering the separate shower or bidet arena.

3/4 bath is sink, toilet, shower. but does that make a master bath with a shower and separate tub a 1.25? or maybe with 2 sinks it should be 1.5.

i'm not sure what that means (or what she does with them). in addition to wiping all kinds of body parts, i like them for dusting certain things too. and cleaning up edges/corners/milk spots, etc on the floor (though thy can make hardwood slick sometimes). wiping off toys, books, ... i could probably create a very long list. they're absolutely indispensable.

Starfish - 4th floor, south side, light is ok but no views, lease is a June 1 cycle, rent was negotiated in March/April

Thanks joepatt. Saw a high floor apt in the G line there a year ago priced in the high 7's and that seemed expensive. Complete reno, but expensive.
