We have started a new program at my architectural office / Union Square Its based on utilizing our experience in renovations in NYC...here's the outline ... 1. What’s the idea? Everyone’s heard the horror stories of doing renovations in Manhattan! It makes for great dinner party chatter….”my contractor couldn’t finish” ….”the punch list went on forever!”....”It cost twice what they told me and took twice as long”…”I had a lousy architect” ….”my coop board wouldn’t approve the A/C in time”…. All this adds to the fear factor when a potential buyer is looking at a renovation project. We are looking to take away the uncertainty in that process by guaranteeing PRICE FEE and TIMELINE DHD is offering for free: A definitive budget A fixed architectural fee of 10% exclusive of site visits A deadline that we can meet and guarantee substantial completion The idea is to take out the variables and provide the buyer with information 2. How does it work? Based on a site survey + programming meeting, DHD would produce 3 documents. 1. Floor plan 2. Budget 3. Time schedule We would present to a prospective buyer the schematic plan at DHD offices (Union Square) We would go over options and layout choices. There are restrictions. DHD will offer a limited list of options in terms of Fixtures and Materials. The options are based on our aesthetic and design sensibility. DHD would offer materials and fixtures on a 3 tier system High / Medium / Low called ABC The client would have the responsibility to select all decorative light fixtures and plumbing fixtures. 3. We know what it’s like to do work in many different types of NYC buildings, Brownstones, Lofts, Walk-ups, white brick apartments… We have a great resource base of contractors who are willing and capable of performing this type of work.
