Anyone go out looking today? How was the traffic...sign in sheets?
10-12 on the couple I went to, and I was there near the end of the showing periods. Both were first-time showings. Similar to the last few weeks.
What were the asking prices?
Both were 1100-1200 per real s.f. Classic 6/7 in the low 80's ($1.6-1.8m). The Classic 7 needed some work and was cramped. The Classic 6 was spacious but had well over 3000 maintenance to go with it. I would think both need to price under 1000 per to go, and I've found myself more optimistic on seller pricing than the other bears when it comes to discussing specific apartments.
I would think for fixer upper decent size apts ..not even figuring in the maint fee...per square footage should be about 800 per sq ft...seeing all the new develop prices will probably settle at 1-1.2 k when the dust settles in prime manhattan..as you ventured to...80's east side..good schools, public and private
There are asks that low. This place has tiny maintenance, is a condo, and is newly remodeled. Likely a fixer-upper/flipper gone bad. It's a little dark and on the 3rd floor but the numbers are attractive.

It's listings like this that tell me the core of the market still priced above 1000/sf for the Upper East still has plenty to fall.
Prices on the UES are still abvove $2k/sq ft for large apts.
The UES is being riddled with little black arrows and the assault is only beginning. HUGE drops ahead...nondescript, dime-a-dozen white buildings.
Went to about five today. Not much activity at all. At three we were the only ones and no names on the show sheets. Two others had a one or two people leaving while we got there and only three or four names on the sheets.
Looked at jr.4s.
Went to a 2 bed/2 bath that just dipped below $1M. There was decent traffic.
We had 15 people at our 1BD Conv. 2br yestd. We just dropped price this week.
