Disadvantages to living on West 72 St near river? The exit ramp?

I've seen a few large apartments (Classic 6s) on 72nd street at around 830 sft in what seem like nice doorman buildings with views of the park/river. While the apartments are in need of work, they still are less expensive than comparable sized apartments in other parts of the west side. What am I missing? I am thinking of buying one and don't want to wait until after I move to find out the problem. Could the 72nd street exit ramp be that bad? Thanks!

I can't think of anything bad about that area, except that it's unpleasantly crowded with pedestrians around Sherman Square. I'm sure the 72nd St. exit ramp has nothing to do with advantageous prices. Are you sure the maintenance isn't unusually high, or some similar matter with the buildings' financials? Flip taxes?

Because it's damned windy walking on West 72nd from WEA to RSD. There isn't an exit ramp, just an entrance on 72nd now, and there's never that much traffic. Just windiness and the occasional scare from drivers who run the red light.

Mt. is about $1.30 a sft. The apartment does need a LOT or work though. Kitchen/bathroom are many decades old.

Mt. is about $1.30 a sft. The apartment does need a LOT or work though. Kitchen/bathroom are many decades old. I don't know enough about financials to if they are bad or to tell how much the apartment discount should be. There are a few other apartments selling low too, so it is not just that one seller. I have never bought in NYC before, and I am very nervous about making a bad choice.

i noticed this one several weeks ago. is this what you're referring to? has anyone here looked at this apartment?
The worst neg is the windiness during the winter. And it is quite bad. You should try walking there on a cold windy day to judge your tolerance. The traffic at 72nd & WEA gets quite heavy in the evening rush. It may be a good idea for you to check it out for yourself during that time.

well run solid bldg; been there many times in all seasons - honestly never noticed the wind but i'm from New England so it's like meh to me ...and now that the exit is closed traffic barely noticable. love the proximity to the river, subway, major roads.
