It’s been just a few days since we featured on our Facebook page a link to an Upper East Side apartment that bore all the hallmarks of a screaming hot deal.
It turns out that the junior one-bedroom co-op listed for sale at 205 East 77th Street for a wildly alluring $415K is every bit the barn burner it appeared to be.
“I kid you not. I wish I could have filmed the open house we held there last Sunday, but we must have had at least 120 people come through the listing,” said Rich Babeck of Keller Williams, one of the listing agents for the incredibly well-priced and amazingly well-situated unit at Dover House.
Located between 2nd and 3rd avenues in the full-service building complete with doorman and roof garden, this converted 1-bedroom has attracted so many interested buyers that it is the center of a bidding war.
According to Babeck, 13 buyers have expressed interest in offering terms for the unit. With so many offers on the table, Babeck said he and his Keller Williams colleagues, Tricia Pagliaro and Russell Putterman, have called for a 5 p.m. deadline tomorrow (Friday, Jan. 13) for everyone’s best and final offer.
It’s safe to say that getting an offer on this nifty little co-op was not going to be the toughest job Babeck, Pagliaro and Putterman were ever going to have. Affordable units for the swarms of people looking for clean, nice, well-sited apartments are hard to come by. However, the KW trio got it exactly right by creating what they called “a perfect storm” for this unit.
“We knew that if we marketed it as a 1-bedroom with a studio price, given the comps we were very confident at $415,000 we would get exactly the response we got,” Babeck said.
With so many offers coming in, Babeck said he expects the apartment to sell well above the list price. However, the best offer they’re looking for on behalf of their client will also include the best overall terms, including buyers who can pass through the co-op board approval process.
That said, the building does accept pied-a-terre residents and guarantors are allowed in this pet-friendly building.
“This is a great place for someone from Westchester or Long Island who has to be in the city a few days a week, or for anyone looking for a nice place located near the No. 6 subway line on Lexington Avenue,” Babeck said.
The apartment could be converted back into a nice sized studio, or the convertible walls can be kept up that create the separate bedroom. And who doesn’t love the idea that the kitchen and bathroom have both been renovated with high-end finishes and appliances?
In addition to the doorman and roof garden, there is a laundry room in the building and a package room, all within steps of the UES restaurants and markets that make this one of the city’s nicest neighborhoods.
But if you want in on the action, better hurry up. It’s almost as good as gone.
