445 Fifth is a great building, very well managed (you can tell by the length of employment of the staff, most have been there for over 5 years) and structurally in decent condition for its age and size. A purchase in the building is definitely a sound investment; the location is amazing with major employers within close proximity and an artery for all transportation to anywhere in Manhattan in seconds. Some of the floor plans are an odd layout (1 bedroom duplexes); but if you have the opportunity to combine units you could have a really nice space for a family, inexpensively. By the end of 2009 there should be a gym completed on the roof of the building to compliment the great roof deck with fantastic views of the Empire State Building.
