How do renters like living in this new condo? Any insight would be great on both the bldg & area. Thanks in advance.

the luxury apt rental building at 200 west 72nd street will likely be much less expensive with very attractive amenities. plus 196 apts coming on the market all at once next month will lower rents in the area. another luxury rental will be coming on the market at amsterdam a little later in the year and will also lower rents. the harrison is priced way too high

The new building is around 67th/68th. I think they will be ready late spring/early summer. It is a great looking building. There was an article about the new rental buildings in NY Mag I think -- about 4 weeks ago?

The building is right in front of Lincoln Towers on Amsterdam, nice looking.

apt23....do you know for sure that the building at 150 Amsterdam (the old Red Cross building which is what I think you are talking about) will be rental?

walterh: I am not positive because I haven't been in the building or talked to anyone there. However, there was an article recently about how these two rental buildings would affect rents in the area. It identified 200 west 72nd and the one on Amsterdam. And, it is a new building not a conversion. I am not familiar with the old red cross building. I'll see if I can find the article

Looks as if it's meant to not look ratty next to 3 Lincoln Center diagonally across 66th, and even has the same little hopper windows in the glass curtain walls.

200 W 72nd has a tinny look to it. I'd worry about noise, having watched them putting in and insulating the window/AC panels. Not that it matters, as being rentals you can just move after a year or two.

there will be a new condo apt building going up on w 76th & amsterdam, across from the harrison, they just finished the foundation a few weeks ago so i'm guessing 1 - 2yrs before apts are available for sale, and then rent if the owner decides that ...

That'd be the SE corner of B'way and 76th, running east on Amsterdam all the way to the JCC. The architects (SLCE) had a rendering and floor plan up on their site a while back, but they're gone now.

As of the other day the crane was going up and some first-floor concrete columns being poured.

The development group overlaps with that from the Element, so some of the equity is coming from those pre-slump profits. Financing is from Bank of Scotland.

the apartments are beautifully done, but i personally think the location is about a 5--centrally located, but on a not-so-nice half block b/w columbus and bway. surprised to see no 1brs below $3800 (i'm not RE buff, just my opinion)

The light is not great on the south or north side and the south side will be worse once the building on 76th goes up. I think that if 200 West 72nd offers deals when they open in Feb -- one/two months free, plus lower rents due to coming competition from 200 West 67th which starts marketing in March -- then the rents in the general area will fall. Including the Harrison. Over 500 luxury apts coming on the market in the same 10 block radius within 3 months has got to affect the rental market.

Two 2bed rentals at The Harrison for $7000. With fee, net effective $8050 per month. On one of the apts, the same apt just sold ( albeit a few floors down) for $1,594,000. If you bought, assuming 30% down (which most banks require now) cost of ownership $8600 per month outlay. Then factor in tax advantages of owning. No brainer -- rental prices too high.

@jamba97-Probably these type of buildings have an on-site leasing agent and you can just walk off the street without a broker. Only a few landlords only deal with brokers most have ways where you can bypass them completely. You should never pay a fee unless you have been looking for awhile.

no. these rentals are condo owners who are renting out for whatever reason. since they have hired brokers, you are not going to get away with no fee. however, if you go without a broker, you can negotiate a discount. you can always try to get away with no fee but that is unlikely and only if the apt has been on the market for a while. The sponsor, Related in only interested in selling. If you see an apt for rent that is being offered by Related, then and only with a big maybe would you be able to waive the fee. Since they have been sold this building very successfully, not much chance that is going to happen.

Disagree with apt23 on not getting away with no fee. Smart condo owners in today's market know, or are advised by their smart brokers, to pay the fee and create barriers to getting a unit rented.

Owners should be paying 1 month fee and getting the best quality tenant they can get in the door as quickly as possible.

A month unrented is an asset that can never be recovered.

Is the Harrison successful as a Condo, or did buyers get stuck and are renting out.
What % of the residents are renters? Any guesses?

splaken: i have found that if the owner pays the fee, they are less negotiable on the rent. i usually offer x off the rent and no fee. I would rather be negotiable on fee than rent. because i do not go in with a broker, half off fee is a given.

No noise and no complaints from Renters and Owners; Occupancy is 98% rentals and ownership. A few resales and owners renting their units have a lot to choose from renters wanting to live in this building + they get to use the Equinox Memberships that the owners have. Staff is decent.
