Why is the Chatham so expensive on a per square foot basis?

Big rooms, high ceilings, very good finishes (even for now, let alone 2000,) fancy mechanicals. Its design architect, Robert A. M. Stern, bought 6B and still lives there.

The management of this building has a policy of refusing contractors to tenant's use of building restroom facilities. An inhospitable and indecent practice. The policy is to send contractors to use the facilities in other neighboring businesses. One manager of a nearby establishment did not appreciate learning about this.

I am thinking of buying at The Chatham. Does anyone live there? Is there any loud noise and construction/renovations going on in the building? How is the management company? How are the doorman and concierge? I would love to get some info from someone who lives there. Any insight would be helpful. Thanks.
