How much maint is appropriate for a 1000 sq ft apt?

More info is needed to offer an intelligent answer. What amenities does building offer? Type of building (size, location, # of staff including doormen, etc). There are 1000 sq/ft apts with $300 maintenance and similar apartments with $3000 maintenance. Is this a loft in Dumbo or a premier pre-war in a AAA location? If you are looking for a basically useless "rule of thumb," $1.50-$2.00 sq/ft wouldn't raise eyebrows in most well-staffed decent coop buildings.

we pay about a thousand bucks in an extremely well run co-op which has a full-time concierge, but no other amenities, and is due for a hallway renovation. Upper Upper West Side. If we were south of 96th, or had a gym, or had more up-to-date common spaces, I would expect $1,500.

I'd say $1300-$1650 give or take would be ballpark. If an extremely high floor, obviously a bit higher than if low floor.

I agree with Kyle. That range seems appropriate, unless there is something else unusual that the OP is leaving out.

I don't know coops, but in luxury buildings I target no more than $2/sqft for both maint and taxes, so I like common charges to be about $1/sq ft.

buildings need to cover opex. meaning service, staff, and anything else that makes that particular building operate normally. If you have no staff and two units per floor in a 4 story building you prob are paying nothing for mc and cc, but when you add and elevator or two or three, common hallways, gym, pool, grand lobby, staff, etc the costs obviously go up.

aifamm: you're confusing the question here a bit. In coops, there is one monthly number. It isn't broken down into taxes and common charges. The $2.00 upper limit I cite above is not just for common charges--it is the total monthly expenses for a coop.

And well the OP didn't give us much to work with.
Doorman? Luxury? Elevator? Amenities? Pool? Condo/Coop? BPC? Assessments?

From what I have seen personally, the typical "$1 to $1.50 pf rule of thumb" doesn't really apply to Sutton Place, where maintenance fees tend to be far higher than the norm. Sure, there are "plain" bldgs. in that range, too, but $2 pf or even $3 pf isn't all that unusual (keeping in mind that most Sutton bldgs. don't even have amenities such as pool, gym, in-unit laundry, etc.).

Also, there are some run down, horrendous bldgs. there, so be sure to check about planned renos (windows, roof, facade, etc.) which will most likely result in assessment.

And, of course, coop maintenance includes the taxes.

Doorman, laundry in bldg, no gym. Nice deco bldg, nothing fancy, no amenities.
