Ok I'll try again, as my first posting on this unit disappeared. {Dear Streeteasy, the system will not allow me to post to the unit or the building} 3rd time posting 2 cornelia st PHD Went to see this weird apartment on sunday, and it is certainly as advertised, a gut reno. The triangualr rooms might be manageable if they weren't so small. No way this is 1800 sq ft, 1400 at best. Staircases so narrow that Nicole Richie would think she's fat. Everything is mint green or pink, looks like an artist(s) flophouse trapped in the 80s and no way around a true gut reno. The private outdoor space is not what you would guess from the floorplan. It supports the buildings water tower and it's an adventure to get on the terrace past the support beams and girders for the tank. The two positives are great views from the 12th floor in that area and a door leading directly to the common roof space. Bought around Mar 2006 for @ 1,410,000 with paper on it for 1,540,000 (probably went to pay half of the 300K owed in common charges unpaid since the 80's). Seller is on the same crack as the decorator if they think they get anywhere near their ask. 1,000,000 is overpaying but understandable if you love the locale and have a serious architect. [less]

So you have to walk through the bathroom to get to the master bedroom?
Weird.
Interesting space. Agreed, no way it's 1800 square feet.
And while I SORT of like those green hardwood floors (green is my favorite color), it's not really a shade of green I like, and I think I would get tired of it after a month or two. (WTF would someone do that in a gut renovation that they plan to sell??)
And the pink ductwork is just stupid.
Matt
Forgot about that! And that bathroom pass thru is one person wide.
And believe it or not, and I don't like green as a color, the floors were probably the only thing you could live with.
You have to see it to believe it. Shrooms were def in play here.
What did you think about the store selling sex toys on the ground floor?
Previous sale says 1510 sq foot in the city filing.
"What did you think about the store selling sex toys on the ground floor?"
What difference would that make?
HELLO! It's the Village. Duh.
i'm left wondering where the 3 bedrooms that are advertised are.....
In the mythical "extra" 700 square feet ...
The third bedroom is a third floor closet with windows, it's not very practical. Makes you feel like it's better served as a lighthouse beacon. (maybe for the sex shop?} It's actually not in that building but it's close. Doesn't bother me, it is the village.
I find it hard to believe this apartment would sell without a forced sale. I can't see anyone buying it for the paper that's on the unit.
NYC Matt, Sex store does not make a difference for 1 bedroom but is likely to make a difference to a 3BR for which most likely buyers will have young children.
"NYC Matt, Sex store does not make a difference for 1 bedroom but is likely to make a difference to a 3BR for which most likely buyers will have young children."
Then maybe the buyers with young children should re-think the idea of living in the Village.
I mean, HELLO ... it's the VILLAGE. It's been bohemian, artsy, in-your-face sexuality since the '30s. If you don't think that's appropriate for your young family, then perhaps you're more suited for a more family-friendly neighborhood. Like Westport.
Ok question for Halstead.
I realize the apartment is butt ugly and maybe it's wise not showing the pictures of inside the apartment.
Is the 1 million dollar raise in asking price due to the countless bidding wars we here about?
