Say it isn't so,aboutready. You have contributed a lot to this board and I hope you will reconsider your decision to leave it. Thanks for all your efforts that have informed and entertained those of us who do not always have as much to offer.
CC: SE is disabling all of hfs usernames -- the counties, etc (do you think ph41 is one? it is a very similar style). However there was also an office computer that hfs was using. I am wondering if that was jonesy username and that is why it is not disabled. Perhaps SE didn't want to disable a business office address. Or maybe, jonesy is not an iteration of hfs no matter how similar the m.o.
It is a pity that the troll has succeeded in driving off posters with interesting RE info/posts. What do you think SE could do? Clearly your effort engaging troll in long rants is not working. This troll is in need of medical attention and no engagement with him will succeed. Should the troll be outed? More police interference? If something is not done, I fear more posters will leave. I, for one, am tired of wading through tiresome rants and hfs' useless, offensive dogma in search of valid RE info.
Columbiacounty is just as bad or worse than comm/county because posts almost as much drivel and has no sense of humor at all.
AR was at least funny in taking on comm/county.

Another we are discussing is limit on the number of discussions/comments by each person. Those limits could be driven by other factors.
Much of the talk here is about how to limit the impact of "the troll". But, that's just a part of the problem.
One of the most common complaints we get is that most discussions get hijacked. A simple/relevant question always spins off into same-old same-old with the regulars going on endlessly. Even if the discussions somehow veers back on topic, non-regulars don't want to read through the regulars off-topic banter to get to the few on-topic bits.
Frankly, even those of you whose contributions are smart, witty, measured, hilarious, brilliant or otherwise constructive, we need to hear less of you.
In the last month these regulars have commented almost 5000 times: Riversider, columbiacounty, aboutready, somewhereelse, alanhart, Truth, jim_hones10, stevejhx, w67thstreet, bjw2103, nyc10023, LICComment
Riversider alone has created more discussions than the next 10 people combined.
AR is going to take a leave...after commenting more than 12,000 times. Good. Even at the current drivel-spew rate of some it will take a good six months for number two to knock you out of the lead.
We spent a better part of the morning cleaning up all the flotsam created by comm/county spamming ancient riversider posts, and cc responding to him, cc posting the same mind-numbing "what is a troll" on every other comment or cc insisting in every other comment that rs pay the legal fees. We could go on and on. The bottom line is that this infantile slobber makes everyone dislike SE and that makes SE dislike you. Never mind that we have to clean up your mess. De-troll cc? Deleting him is more likely if this continues.
SE Talk has signal-to-noise problem and frankly many of you are the cause.
The other two of the most common complaints is that SE tolerates way too much hostility and there is way too much repetitive "market commentary" (our euphemism).
Over the next few weeks we are going to decide on the next set of changes, and get them done. We seriously encourage you to send us your ideas, call us, come and meet with us or let us buy you a drink. Rest assured, we are intent on raising the utility of the discussions for everyone on SE, not just the regulars.
SE: look at the slashdot model. It's one of the few OL content-driven forums that has thrived and lasted.

For example, when AR dropped the final clue that ID'd her husband and herself, I figured uh-oh, somebody's going to blow her cover online. But nobody did. This may have been mentioned before, but West81st not being around much anymore seems to have lowered the bar for incivility. My thinking "but what would West81st think of me if I write this?" still keeps me from typing when I've lost it.

AR....why are you leaving SE? You're one of the best posters, always thoughtful and interesting with good information..you have a lot of fans so don't let the haters get to you.

Truth: Perhaps as a relatively new poster, you are not aware of even the recent history on this board. SE was a site of intelligent, witty (even hilarious), diverse and sometimes divisive commentary. Most importantly it was an invaluable resource for RE information. I have capitalized on that information to sell well, avoid re-entry into the market too soon and most recently, negotiating a phenomenal rent using info garnered on this site. The comp info that has been posted for the last year and half by AR, NWT, W81, 30 yrs and others has been an excellent resource and I --and I am sure others on this site-- am grateful for the work that those posters put in to enlighten this community. It has literally made me money. And, it could do the same for anyone willing to pay attention to posters like Inonada and finance guy rather than engage is personal disputes.
Recently, mostly due to a derailed troll, the civility has completely collapsed. I am sorry that you have not had a good experience here. I think the point that SE is making is that they are determined to restore some reason and therefore, resources. I am only pointing out to you that if, as a community, we can conform to a few restraints, the value and hopefully the fun can be restored. But we must all collaborate to that end. So, no need for sarcasm. Just a little subtle appreciation for what is really going on here.
APT23... Agreed totally. NWT, W 81st, AR, 30yrs, , FinanceGuy, INONADA, are the valuable re resources here. But, there are many more. Some less popular and more controversial but nonetheless valuable. Kylewest, SteveJHX, West67th, Bjw2103, Allanhart, Spinny, Rhino86, NYC10023' NYCMatt all add to the board. There are many more just can,t remember them all right now. I hope SE doesn't try to silence these people that make the board attractive to me.

I have been having a good experience on SE. I also have learned a lot.
SE should be glad that I'm not posting comments about that developer, who I have first-hand experience with, and true information about. They know that I do. He would have had his lawyer come after me, long ago; if it was false.
I could always start paying the 10 bucks a month, and get a hundred or more friends and people on my mailing list to pay. Then, we could take turns posting comments with verbatim information; from contractors' logs, memos, documents of all kinds about that developer.
SE thinks they had a hard morning today? That developer's attorney would be calling them all day--every day.
My B.F. could buy ad space on SE. He's a structural engineer, owner of a big firm. He has the big bucks to do it. Then, he could post comments and create discussions on SE, uncensored.
It's all about the advertising money.

Agree. In a wierd way it feels good when they come out and thrash the whole bunch of us. I'll leave it to others (what makes me think that this might be up w67's alley?) to speculate about what it says about me that I welcome the beating.

NWT, we are so on the same wavelength. I'll go further - my view: commcounty has known ar's real-life particulars since the beginning or before the beginning and even HE hasn't gone there. I don't know what your "final clue" refers to or when it was dropped, but there was more than enough oversharing over a period of years to make the research a trivial Google exercise. Commcounty is a lot of bad things, but if you look carefully for the specks of real argument or witty comeback in the vast desert of offense that is his posting history, you will see that he is also bright. No way he didn't do the work, especially because it would require so little work.

apt23, with respect, this is very condescending. How much research did you do to determine Truth's newness? Are you sure that she is not an old poster who was off for a while and is now active again? A regular SE reader who knows the whole history but just took up posting? A long-standing but infrequent poster who simply did not come to your attention until she got on the other side of a dispute with aboutready? I am on SE a lot and I am sure of none of these things. If you did the work and excluded all of these possibilities (and whatever others I might have missed) to a reasonable level of confidence, then I stand corrected. I'm betting that you didn't.
Having said all that, let me now be hypocritical and presume to share with you a bit of SE history. For some time, SE was frequented by a regular who occasionally got a bit holier-than-thou (or, more precisely, a bit more-regular-and-therefore-more-entitled-to-an-opinion-than-thou) and undertook to lecture presumed "new posters" on SE message board history, etiquette, good guys/bad guys and the like. This poster would start posts along the lines of, "I know you are new here so I want to let you know..." and similar formulations with which you seen to have some familiarity. While I've been at it on SE for long enough that I was never on the receiving end of one of these, I still found the attitude condescending and presumptuous. As it happens, this role has very recently become vacant. I hope that you are not intending to step into the breach and carry on the tradition.

Streeteasy, some of these people who are "regular posters" make streeteasy. I agree that the personal attacks are upsetting, but I find Riversider's post interesting for the most part, alanhart needs to keep bringing his sharp wit to his posts, and I even get a kick out of w67th's indignation at most everything. If we lose aboutready and our other "personalities" on this site, what will make us keep coming back for the drama. I love my streeteasy celebs! Please don't take them away!

So your next nit to pick is to elaborate on "evidence", right? How about this? Comm/county showed up around the new year and since then maybe 50 versions have been blown into oblivion by SE support. Riversider (1) predated all this by years(?), (2) didn't get blown into oblivion and (3) just got a yellow card from SE 30 some posts above about frequency and relevance of postings, not stalking, trolling, multiple handle creating, etc.
But I get it that it's not convenient for you to actually think about this because if you did you'd have to get off the rs = hfs thing that is so much easier to go on saying. And the world is flat and the center of the universe too, which makes things nice and simple.
sidelinesitter, if you've been following at all, you'd know that SE does not have the technology to draw lines between usernames ... they are not traceable or trackable under the current system. That the comms and countys were created in series does not preclude that whoever created them had previously created individual troll names, nor does it say anything about how long it took before the person behind the "legitimate" username took it upon himself or herself to start creating additional names.
30 some posts above, SE stated the stats that they are able to state factually. You can speculate however you like, and others will speculate in whatever way they see fit, but please don't state either as "knew" or "knows". The only ones who know are the troll and anyone the troll confessed to, and I hope and trust that you fit into neither category.

cc: Only comm/county has had more comments complained/purged than you. It's a pity, but it's true. And, yes, we do require email validation before you can post, and we can track IPs and other identifying elements. Modestly smart+technical people can get around all of those, very easily.
Truth: We'd love to respond, but we honestly don't have a clue what you are talking about. This has nothing to do with our advertisers, cozy relationships with the anyone, nothing to do with difficult details. Nothing to do with $10/month. Nothing to do with threats/fear of people making it even worse.
NYCDreamer/NYRENewbie/cccharley/apt23: We are not trying to silence anyone (well err comm/county, yes, and a few long gone unmentionables). We get hundreds of complaints about people dominating the discussions and being aggressive/dismissive/nasty. Hundreds. People who are new to SE, or otherwise uninterested in a fight feel like they can no longer post here. We have received countless "I'm outta here because I can't take it anymore" emails. That's a shame. Not just a "well that's too bad for them" shame, but a "hey we should do better" shame.
There is no principal's list and we are not happy to se AR sign-off. The earlier list of names is the most frequent posters in the past month. It's factual not editorial. With a few exceptions, many of our favorite posters are in that list (and of course many are not). AR has made many contributions, and we quite like her online and in person. However there is such a thing as too much. She is not alone in this regard. Too much sharing, jumping in on every question, whether you have something relevant to say or not. Too much feeding the troll. Too much manufacture of melodrama.
Heavy-handed censors? In the lifetime of SE, we have purged far less than 1% of the comments. Hardly heavy-handed. If you take away the most frequent offenders, it's closer to 0.1%. The number of people who have had more than a comment or two purged is very short. On the other hand, there are about five people currently, ten in the lifetime of SE, who have caused the majority of user complaints.
We have received feedback with more than 6000 comment flags. That doesn't include the written complaints. Contrary to what many have said, we do actually read them, and the vast majority of the time, we choose not to touch them, precisely because we believe that an open discussion is the best kind, even when it's not perfect. The written complaints require follow-up, emails, phone calls. Some incidents have required more. We are not whining about the associated work. It's a zero-sum game. We're a small group and spending time on this, means we are not spending it on more constructive activities.

We want an end to the personal attacks. They alienate the larger SE community. If attacks are your deal, then please move on. While we can appreciate the multitude of opinions on brokers and agents (and bankers, lawyers, teachers...), we built SE to include both consumers and professionals. We don't expect everyone to agree, but we think we all become wiser when all opinions are included. In our time here, we've certainly learned how many good and bad professionals are out there. We've also seen that there are more than a few awful clients out there. And people who are just plain wrong, alot. But the bottom line is that we want them all. That means some civility is required. If you can't be civil, then please move on. It's that simple.
There is clearly some venting on our part here. We're desperately tired of the finger pointing. However, we are serious about trying to fix it, to make it better for everyone. That's going to mean some people objecting to whatever changes we come up with. We will consider all ideas.

1. Definitely take a look at slashdot. Also DailyKos. Since it's a politically oriented blog, it has to deal with lots of trolls.
2. Introduce tags to the comment threads. This would help newbies find old discussions that cover topics they are interested in. They can then add their own additional questions to those threads. I think we end up seeing the same questions repeated every 6 months. You could also improve the search functionality for the comments section to be a bit more flexible.
3. Introduce a longer list of topics (including, say, general "market commentary" and allow us to filter the discussions page by which topics we are interested in. Having a separate topic for discussions of specific properties would also be helpful. I would also make that link more prominent because I think it's one of the more underused features of the site.
4. Not related to the discussions, but I would love to be able to create a search, and then see the results historically. Like, what would I have gotten if I'd done the same search 6 months ago.
I actually kinda agree with nonadmin. I find the apt market a bit boring because very, very little is moving, well, nothing I'm really interested in. Then, I wonder whether I really want to own more NYC RE: taxes will zoom & the economy remains weak. Do I really want to buy into that?

* FHA, FNM, FRE yet to be reorganized
* FED selling MBS instead of buying them
* ultra low IR

IMO, there's an anemic flow of interesting property because we are in a transitional state of unknowingness. No one knows where the city or nation is heading, whether the USD will be devalued or if taxes will zoom in 2011. Those that can are holding tight, watching n' waiting, those that can't are selling, or short selling or being foreclosed.
i have a rent stab and no hurry to buy as prices just don't work at this level to justify buying. so they need to keep on falling. we were looking in harlem, maybe a townhouse? otherwise we need at least a 3 bedroom, which are scarce. we will see, imho not much would be lost by starting to look again in 2012.
i'm also bearish in terms of the condition of the labor mkt for the next several years. higher long term unemployment (and lower wages for many of those that don't have a stable salary) should push prices lower imho, same with higher taxes. nobody should buy before higher taxes become a reality imho. expectation of higher future taxes are rarely priced in, so why not letting the seller take the hit? but... maybe i'm wrong... we will see.

I completely agree. IMO, if congress lets the tax "cuts" expire, I think RE prices will deflate, among other things.

What makes the "voting" or "blackballing" contingent think that the majority of those participants will be good players, especially when it's still possible for one malevolent individual to create scores of usernames with voting powers?

I'm personally looking forward for society to begin to celebrate price drops with the same intensity as it did price increases back in the bubble days. Saying things like "it's great for the young". I remember I was treated as a traitor of the American Dream for just implying that prices should eventually fall back to where incomes are (this was 2005/2006 and beyond). Traitor treatment for such an obvious statement.
Now I do sense a degree of acceptance in the part of homeowers, but nowhere near the acceptance of where discretionary incomes of future homebuyers are. There's the need imho for homeowers to accept that the discretionary income that can be devoted to housing shrank (thank you rising health care costs, thank you collapsing SS and Medicare that require higher savings rates for retirement, thank you higher tuition costs for my kids and yes, also higher future taxes). Once old homeowners accept how little GenX and Gen Y can pay for their used RE prices will make sense.

Nice to hear dwell! That kind of drops 100% justify to wait more, the downpayment on the drop ALONE pays for the rent while waiting! And as an extra bonus you get the huge drop in principal. Things will get sweet for a potential buyer on the sidelines imho. I'm also seeing drops but nowhere near what i think fair value is.

i think AR might show up again, as soon as there's interesting RE stuff to discuss. SE can be addictive even when there's not much RE stuff going on to justify the time spent on it. i haven't been on SE for a while myself, also quit posting on calculated risk for years now. what i thought would be a temporary break ended up a permanent one, almost after Tanta died. it just got too crowded, the interesting info more and more diluted.
AR is leaving again? Is this a seasonal thing?

NYCDreamer/dwell/NWT: Thanks. I haven't really gone anywhere. Like a lot of people, I no longer read most threads, basically for the reasons SE enumerated above. I still follow comps closely, and post them when NWT doesn't beat me to it.
Now that I'm licensed, open house reports are a bit problematic: when I like an apartment, my first priority is to share my assessment with clients. When I dislike one, I can't spew too much venom, because the viability of the Burkhardt business model depends on a peaceful - if uneasy - coexistence with the traditional brokerage houses. I hope to do more writing in the fall, when inventory picks up. The biggest challenge is finding the time among day job, family, etc.
As for the state of the SE board, I agree that a more functionally rich technical platform would help. IMO, though, the key is for all of us to think before posting and, above all, resist the compulsion to feed the trolls. Although the troll attacks may appear personal, I think that's largely a ruse to stir up $&!+ and get a reaction from bearish regulars. The real target isn't AR or CC or AH or w67. The true goal, I think, is to undermine Streeteasy itself, by lowering the signal-to-noise ratio below the tolerance of most readers.
