6th floor just went for $3.6
$2m would be a nice price, thinking $1m max to get her in shape.
Note: Though the $1296 a month maint is quite low, it fails to mention the $1400 a month assessment the 6th floor does.

wow i love this building. i lusted after the penthouse which has ttwo floors for the entire year it was available for sale and almost cried a little when it closed earlier this year for only $7m

falco: How does it compare now @ $742 psf or how will it compare when Manhattan is approaching $500 psf? I think the price was a tad high for an apt in extremis. But I think it will be a long, long time before they can make money if new owners want to put it back on the market. When then excitement of foreclosures in Manhattan begin to wear off, auction prices might become more reasonable and reflect some of the risk involved. Until then, everyone has an itchy finger to make a bid -- including me.
