with an additional bathroom and $100k, it is nice space. Price is cheaper than the rest of Tribeca due to the tunnel traffic. My guess $1.85mm

That bedroom is ridiculously narrow. The combination of constant tunnel traffic / noise / pollution and crappy layout makes me think it's worth $1.65mm best case.

Who cares how logical the second bedroom is? That's the problem of the child/guest/etc. But it needs a second bathroom or else it impacts the first bedroomholder.

It was purchased around 1.7. Nothing has been done with it since then. How should you calcualte the reasonable price? However, you calculate, it should sell at low 1.8.

Supposedly, they have multiple (read:5) qualified offers over 1.9. I don't actually believe they have any. We will see when the sellers get back from "overseas".

There was a bidding war on this one folks. No Tribeca inventory at that price point, good bones, great light in the front and a legit 2000+sqft instead of the usual inflated BS (see 335 Greenwich 2B). Seems a bit high, but not insane.
that bigass roundabout outside owners' shiny and fabulous (2nd floor) 2.23 million dollar tribeca apartment is where they release them from the holland tunnel. you should zoom in to witness its full glory. and their very street is where the tunnel traffic going the other way lines up. 2nd floor. 2.23 million dollars.
