Anyone know of ground floor units on the upper west side? We missed out on one in the 70s. I feel it's going to be a better deal for us..... Also pros and cons of this?

By the way, IMO there are real cons to purchasing a ground floor unit, namely, noise, lack of light and lack of privacy.
Do you really want to be listening to someone's cell-phone convo outside your window at 2am? Or need to keep curtains drawn all the time to avoid nosy passersby? Plus, bars on windows can be depressing. And you're more likely to get vermin (mice, waterbugs) in a low-floor apartment.
These are things you really should consider as you weigh your options.
Ground floor can be ideal. True about the noise in the front if there's no setback, but in the back the quiet can be sublime, not to mention the potential for substantial outdoor space. Noise can be dealt with by installing soundproof windows and finding something that is setback from the immediate sidewalk. We see about four silverfish a year, always coming up from the drains, and yes it took some mice proofing to deal with one year of a couple critters making it in. BUT... not having to climb stairs, or even share elevators is fantastic. Privacy tends to be much higher also. You can lose some light depending on the configuration but if you're able to step out a back door onto a garden or patio it makes up for that in spades. There's also something that no one ever talks about, after 30 years of always having someone living under me it was a real joy to know that there was only solid ground beneath my feet and that myself, the kids and the dog could clomp around in heavy boots to our hearts content and not disturb anyone underneath us. Find a place with outdoor space, a private groundfloor entrance and a decent ceiling height and you're in urban heaven.

lola--you need to do an advanced search and enter pertinent keywords (ground floor, maisonette, lobby level and the like).

Ideally, we'd like to spend less than 600k -- so we're probably looking at a one bedroom which can be converted into a nursery. I don't mind the ground level -- though of course would prefer the back of the building. We love the UWS and 70s. I am hoping more will come onto the market soon.... this winter has been bleak.

To me, one of the huge potential advantages of a ground floor space is the duplex "basement".
The lower space is usually priced significantly below other space psf, and its a great way to get a lot of space in Manhattan. I love views and light, but I could be sold on something with outdoor space and a big "basement" that could be used for an entertainment room, second bedroom, etc, etc. Or even just storage, we know what that is worth.
I am a broker and am selling a ground floor apartment on the Gold Coast. It's a great deal.
Live on 5th Avenue for under $500k.

There are certainly ground floor units in this price range on the UWS. I've seen a few -- but for some reason or another they weren’t right. I still don’t want to give up hope.
Am I allowed to say that if you want to convert part of a 1br to a nursery, that maybe you're better off renting a 2br? Same out of pocket costs.

I have moved enough to consider resale almost as much as I consider anything else in a purchase, so in the end I decided I didn't want the added concern.
There is a ground floor, 2 br. in our dm building on the East side (55 E. 76th) priced at $575K--high ceilings and prewar details. However it needs a major renovation. PS 6 zone. I mention it becuse it may be of interest but it is in the East 70's, not West 70's.
As I am sure you noticed, spinny, that ground floor unit was for sale at virtually the same price as the same line 3 floors up. No ground floor discount.
We have considered renting and that may be the way to go. I am waiting for spring when more apts come on the market. If nothing does, we'll end up renting this Summer.
that listing for 645 WEA states it's a second floor elevation.
Maybe so 23, but those 12'6" ceilings on the first floor were ridiculous. It felt like the map room at the library.
What was it, spinny? Above 1st floor or not?
The first floor there is raised maybe half a floor. The windowsills are on a level with the bottom of 639's canopy.
Nice wood in the dining room, and the jib door to the kitchen set into the panelling.
Yeah, it was a high first floor. If I remember correctly the lobby was maybe 6 feet up from street level.
