Discussion about Lincoln Guild at 303 West 66th Street in Lincoln Square
The building seems to have a lot of the original tenants from when it was built in the 60s. As they die off younger people are moving in. CC are low but the lobby and hallways are ugly. A lot of the apartments I've seen for sale in that building in the last couple of years are in estate condition. You'd have to completely redo them. That building and the Lincon Towers buildings nearby have no commercial space, going south on WES is a large ABC building. So there aren't many convient cleaners, coffee shops, drug store, groceries. For the things you need everyday its a hike. The subway is 2 long blocks to Columbus.
That said, you get a lot of space for the money. The two bedrooms have only one bath, but its a real second bedroom -- not a glorified walk in closet or converted dining alcove.
I live there. QQQ's comment is partly accurate. Many younger families now live in the building. Party room in the building is being renovated. Elevators recently renovated. Supermarkets are at 64/WEA, 62/WEA, 69/Freedom Place. I expect a new supermarket, drugstore, and cleaner at 70/WEA soon. Lobby is indeed ugly. Hallways, not so bad. 1/2/3 trains a bit far, but you get used to it. M57, M66 buses are close.
oh, one more thing. 303 W 66th St is zoned for PS 199 - "A" rated elementary school.

I was wondering about roaches in the builiding. I saw one in the lobby when I was going to look at an apartment, and was hoping it was a fluke. Any information on roaches, rodents, bugs in general in the apts or common areas?
Every building has an occasional bug peaking its head out at an inconvenient time (like when buyers are checking out the place), but an exterminator comes 2x/month, and tenants can avail themselves of the service in their apts. at no cost - it's covered by the maintenance.

I looked at a convertable 2 bedroom here 2 years ago, that's how I met my real estate broker! It's a pretty decent building and the unit itself was nice and spacious. We didn't go to all of the common areas, but there actually are some. I now live at 160 Riverside Blvd and I know the residents of 330 w 66th street as well as teh lincoln towers use 'my' grocery store in the bottom of 180 Riverside Blvd. Living here is a good way to buy a nice apartment at a reasonable price since the location isn't ideal. I still do like the location a lot though, just like my building, it's pretty safe since you would only venture over here if you lived in one of the high rises. There definitely aren't enough close restaurants, drug stores, grocery stores, etc. so I would put money on some opening up soon.
i found the hallways to be smelly and ugly plus my wife who's really afraid of roaches saw one when we were visiting the building. Has anyone noticed similar issues ?
Thinking about purchasing in this building...I would really love some candid feedback from residents, folks who have looked in the building, as well as anyone else that might have in-depth knowledge. The prices seem very fair for the amount of space, and the balcony!!
NY88- I've been in the building for almost 2 years. My complaints are really superficial. I'm a young, single person and the building is filled with old people (80's ) and young families so I sometimes get annoyed with the strollers and walkers that dominate the hallways and elevators. My other annoyance is that they have a bike room and parking but the list is so long I'll be dead before I get a spot in either. The halls are pretty ugly but they are short so you don't have to see too much of them ;)
The best part of the building is the low maintenance that covers almost everything, including electricity. And for the holidays there is no Tip jar, it's a fair $75 per apartment to be split across the staff. Renovations are typically easily approved. The finances of the building are impeccable and I don't worry about huge jumps in fees year over year. I don't think the building has done an assessment for renovation fees in many many years.
Excellent assessment by uwsbuyer229. We know the building well and have friends who live there. Maintenance is really low with electricity included. Only other negatives are that washer/dryers are not permitted nor is adding a bathroom to the 2 bedroom apts. I think you are no longer guaranteed PS 199 unfortunately.
Thank you for sharing.. May I ask if converting the Jr. 4 one bedroom to a 2 bedroom is allowed by the co-op? Also what is the sublet policy?

I just confirmed this building's flip tax is indeed very high...
How safe is the neighborhood early in the morning & late at night? We are considering buying a 1 bedroom in this building. We work odd hours, sometimes leaving at 5 am or returning at 3 am. Any info would be helpful.

Does anyone know which elementary schools are zoned for this address? The NYC school zone map shows PS199, but I see from a previous post that you are no longer guaranteed a seat at PS199. Any information would be helpful.
Hello, I'm thinking of buying in this building. However, I just found out that the floors have asbestos in them, and that removing them is cost prohibitive. So I guess I would have to add "floating" wood floors on top of the asbestos. How safe is this, especially for young children? Anyone have any experience with this? Any advice would be much appreciated.
Asbestos in the floor? c0lumbiac0unty probably has some answers for us.
I looked at an apartment with asbestos floors. My contractor said that they can do something to seal the asbestos so there is no danger, providing it's in decent shape. Then you can put a new floor on top of that.
Thanks for your response. After talking with some contractors, I think that's what we'll do. If anyone else has any other info, it would be much appreciated.
Hello, does anyone know if there's any health issue living in this building when it's so close to ABC studio with its large broadcast antennas on its rooftop?

Do you know why there are so many on-sales? I guess one of reasons is PS 199 re-zone. I heard PS 199 re-zone does NOT include Lincoln Guild. Any updates and corrections?
