Discussion about
http://streeteasy.com/nyc/sale/635888-coop-470-west-end-avenue-upper-west-side-new-york Anyone know if the renovation referenced in the listing actually took place after the last sale? $2.45MM in May 2007, pretty close to the peak, and now asking $2.7MM, so I a trying to figure out if the renovation explains the much higher ask, or if they're just delusional. Thanks.
newbuyer: Primer isn't around today here on se and he would know better than I;
but if you go on the D.O.B. website and type in the address and unit# you can check to see when permits were issued.
(If permits were needed for electrical or other).
The last one for 12E was from 1999: CONSTRUCTION OF NEW INTERIOR PARTITIONS HVAC AND INSTALLATION OF NEW
PLUMBING FIXTURES ALL AS SHOWN ON DRAWINGS FILED HEREWITH.
But as Truth said, there could've been work/appliances/etc. after 2007.

I have not seen this apartment. Looks like an interesting chop job. What do you think the original layout was? 2 bedroom or maybe 3?? is it a combo?
classic 6. link for original plan.

IMO it appears that the dining room was cut in half for a den, and the second bedroom was carved into two bedrooms. Also, the master looks like it was shortened for a walk in closet. Also, the maids room is now a breakfast room. It was an ambitious change in floorplan, but just might work for a family of four as opposed to what it was.
I think the original layout is here: http://img.streeteasy.com/nyc/attachment/show/117577.pdf
Thanx cc, very interesting chop job indeed
"Interesting" is one word for it. The one thing I actually like is the way they broke up the large master bedroom into two small children's rooms--that seems to work, and allows the awkward maids room to be turned into a breakfast area. But the rest of it....where to start? In the original layout, the central foyer leads directly to the living room, the dining room, and a hallway to the two bedrooms. Very reasonable. Now, to access the bedrooms you have to walk through the foyer, the windowless dining room, the den, and a hallway. You have to walk through four rooms to get from the living room to the bedroom hallway, as opposed to one room (the foyer) in the old floor plan. What I really don't understand is this: the windowless dining "room" and the den are each very small. SInce they now have to operate as hallways, how in the world do you furnish them and still leave room to walk through them on your way to everywhere else?
