This is a very attractive apartment. The outside balcony gives you a sense of being in a garden overlooking the city.

It has a couple of "cons", long walk to second bath-strange shape of second bedroom etc, but the "pros" outweigh it. Although it is taste specific, I personally like what was done. The living room, fireplace and skylight art excellent. The longer terrace has a direct view of carnegie hall. I really never saw this building before and probably walked by it a million times.
Same area. On the market forever and a day. Maintenance is $1,000 more a month. But the ask is over $1,000,000 less!!! And the three terraces are pretty impressive in scale. Place needs a gut reno, IMO....

matsonjones, right on all counts. That maint. is really insane hence low ask. The only thing is that it appears that for a 1916 building the ph was added years later. Which brings to mind, do you think either ph has an elevator that goes to that level or do they walk the last flight? Each ph has it's own something going for it, but I like 162 better for the finishes. Then again, 152 could be renovated into a dream. Six of one, half dozen of another.
