Discussion about
I am doing a walkthrough on a new construction condo. I expect since I bought new construction that everything will be just about perfect. Are there limitations in regards to this or no? Any info would be appreciated..

The biggest thing is anything that is not right or anything incomplete or missing should be written down on the punch list. Do not take no for an answer and get a copy. There are probably some limitations depending on the how the Offering Plan is written but let the lawyers figure that out. This way you are at least protected for anything that is not specifically exempted.

bring a flashlight and look for imperfections, cracked tiles, etc. i've seen sloppy paint jobs on ceiling (which you can only see if you bring a bright flashlight), a sliding door with the lock on the wrong side of the door, sloppy closet work (if you care what the inside of your closet looks like), etc. they might not fix everything, but since you're paying for it, might as well ask.

I have a pretty good printable checklist on my website.

go to www.frontporchllc.com and type "walk-through" in the search box on the right-hand side.

Add a note to yourself to check for scratches in marble surfaces -- we're seeing a lot of those lately.

Enjoy!

Be picky and don't accept promises. Be sure it's done before closing. You don't want to have to redo it later at your own expense. Make sure trim work meets neatly with no gaps and that it is painted neatly. Check spackle work throughout, you do not want lumps, bumps, or wavy walls. Look for messes around light switches, fixtures and outlets. They are earmarks of sloppy spackling and painting. Check for nail pops or dimpling while you are at it - you shouldn't see any.

Doors should close cleanly and stay latched. Cabinet doors should line up evenly. Make sure each room's floor is what was promised. Same with appliances. If you were supposed to get an icemaker in your refrigerator, be sure it's there. I sat through the closing from hell over one. I offered to buy the person a whole new icebox just so we could close that day, but noooo... she insisted that the developer supply her with one. Trust me, by the end, he did.

Topping this as I have my walkthrough very very soon and want to make sure I go in with as good a preliminary checklist as I can!

Any suggestions will be helpful, and I'll check Ali's site now :)
