Discussion about
Hello - I've found a condo that I would like to purchase, however am a first time buyer and realize there is much I don't know. I would prefer to not bring in buy side representation late in the game (i've seen the unit a few times with the selling agent and the subject of a buyer broker hasn't come up). I'd mainly like assistance formulating an offer with the appropriate contingencies and maybe any other guidance as well while still appearing as a full 6% to the selling agent. Can anyone recommend someone (preferably Brooklyn Heights area experience)

I'm not sure how it would work with the selling agent but you would do very well to contact the Burkhardt Group. They specialize in a la carte buy side assistance at reasonable costs. They could probably do better for you in negotiations, compiling comps etc than a lawyer who would be more involved with the financial aspects of due diligence.

Agree with NativeRestless, but you'll still need a lawyer. I've had a really positive experience with Robert Melamed, and he's based in brooklyn.

I think the idea of working with the seller attorney is ill-advised. I get the notion of how it would work and have seen it work, but if you've been there several times it seems like the reasons you might bank on the self-interest of the seller's broker aren;t there. As native says, use the keith guy who is roundly praised on this site by a lot of different people.

I actually also talked to the Robert lawyer guy, but did not go with him. But he seemed very nice and knew the substance.
