Are brokers allowed to lie about te size of the apt? Same apt was listed not too long ag at 1500 sf, which was also a stretch. Nowvitbmiraculously grew 200 sf to 1700 sf. Are brokers including outdoor space, or building lobbies and hallways or did someone give this apt some miracle gro? Any amifivications when brokers blatantly lie orbdan they o what they want ?

What's a lie? The ft² number could be a guess, or was taken from an appraisal, or just be building legend. Ask the broker and find out.

If it matters that much, you should calculate the number for every candidate apartment by your own consistent method, since co-op sellers don't want to pay to have their apartments surveyed using the almost-standard method used for condos.

Smart brokers avoid the whole boring issue by not citing ft² at all. At 10W66th, there've been nearly 70 sales listings since 2007, with only 16 or 17 giving a ft² number.

Or look at the 166 current listings for co-ops in 10023. Only 62 mention ft².

Let us be generous. Total length Is 45 ft. Throw in a crazy five feet for walls. Width is 27 ft. Throw in really generous 3 ft. Getting to 1500 sq ft ex exterior space is big stretch. Realistically 1400 sq ft including exterior walls. Throw in 50 percent of exterior space. 1500 sq ft. Price accordingly. There are always people who will believe the stated sq footage but you do not have to.

a guess?, if an apt id 1400 sf, you can "guess" that there is an imaginary 300 sf. hidden under the floorboards? i agree that smart brokers don't cite sf for coops if they don't know, but dishonest ones, do cite and quite often lie, .and that is why according to your numbers only62 of 166 coops had listed sf.......so, if you don't know, and you don't bother to get it measure or appraised, don;t include it. false adverting..

These are issues easily dealt with - a measuring tape. If you are spending hundreds of thousands, millions, bring a ruler if you need to. Invest in or buy a laser measuring device. There's no excuse for blaming brokers when your hands and eyes can serve you appropriately.

If room sizes on floorplan are to be believed, the unit is 1,300 sf. Even if you add the balconies, 1,700 sf is a pipedream. "Those are the facts and they are indisputable", walnuts notwithstanding.

how does a broker take comments off themlisting? this thread used to be linked o the listing, but has twice been removed? Contract seems to be signed, so congrats to the buyer and seller, but why does streeteasy allow a broker to delink comments associated with listing? Seems a bit shady
