Looks like a nice apartment. It is also a land lease which means the maintenance will always be sky high.

Fixed fee is a great idea for a seller, there isn't even a hint of an incentive to get a higher price.
While monthlies are somewhat high they are not much higher than most of the new green luxury condos on the market. If I walk one lock east and cross highway same apartment costs 30 percent.when I look out of my windows I see water and an abundance of green. Bpc is quiet,peaceful,clean and great for people who are active and live a healthy lifestyle not to mention best place to raise family in all of nyc according to recent survey. I was long term upper east side resident and absolutely love bpc. I am looking to move up,from 3 bed to 4 bed in area .
Based on greensdales responses on various topics here he is real estate agent trying to proof his limited worth. I have sold apartment in nyc and home in hamptons on my own and for higher price than suggested by re agents. Agents have no fiduciary responsibility,most are just looking to make sale .
You could conclude that I am a RE agent. But it is more likely that you are a monkey with limited logic and English speaking skills.

mjpayo, I just wanted to comment on one of your recent posts. Not all brokers are just looking to make a sale. Brokers do in fact have a fiduciary duty to get the best possible price and terms for their clients. As an owner of a three bedroom in the Riverhouse, I am well versed in the landlease and all of the building particulars. I agree with you when you point out that potential buyers are always skeptical when brokers are trying to sell an apartment. That is why I believe I am so effective in selling and renting apartments in the building. I believe in the product I am selling and it comes across in my enthusiasm for the building and area. I would be very interested in discussing your apartment.

I believe you believe in the product. Give us a break on fiduciary duty: You are hired to sell, so you sell.
