Quick observation and solicit any views of this building: I have viewed this building a while back and then recently, but clearly a risky proposition given the lack of sales and specifics which cause concern: My observation relates to the developer Patrick Thompson, who indicated a short time back that he would be buying the 7th floor apartment in this building as a sign of his confidence in the product. Apt 7 is back on the market recently. It was not purchased and i presume this was never the case but mere marketing BS. Second looks like the those buyers will be joined by some welcome rentals in the building given the building has a 2 in 9 sales hit rate. Enjoy. Thirdly, whoever the architect was, you are an idiot. Spend more time thinking that people want to fit their bed into their master bedroom. Finally consider location. Directly across from the salvation army head quarters is not exactly prime. That is 333 west 14th, which require a bow stuck to the outside of the building to attract potential buyers. Smart stuff. If i am going to spend a few million on an apartment, please make the effort to at least put together a product which sort of justifies that price or price it accordingly. and core marketing group .... i thought this building was a disaster when i saw it. you might as well burn your money.
What is the reference to 333 West 14? I agree, went to this openhouse and the team seemed clueless as to what's changed since last August. I do like the central local and private elevator thought. But not at these prices.
Who wants to buy a million dollar apartment above a Tanning Salon's and have to listen to horrible music blasting outside all day long. I still can't get over the fact no one has complained and gotten them to stop.
135 W 14 and its neighbor were old crappy buildings that had a face lift - and a couple of floors added on. Not new construction.

the tanning salon is being forced out. lots have complained. The owner seems crazy, but also the nicest looking tanning salon i've ever seen (haven't been in, but looks like a lounge or something from the outside).
hurting my reference to 333 west 14th was the red bow stuck to the window outside a few weeks back. it seemed a bit too much.
have a look at 333 west 14th, the building, interiors and layouts are far superior than loft 14. And it seems like there is a lot of room for negotiation on current price.
anyone have any specifics on loft 14s developer, is this going to be added to the zombie building list ?
Looked at 333 W 14th and view across the steet to the church is nice, next door to comedy club, Hoestead Steakhouse really a plus, and across from Ganesvroot also excellent but the interior layout is wierd. Kitchen is pushed too far forward making living area too small and odd space across from elevator is where kitchen should be. Heating is forced hot air and very noisy. The developer is very flexible on price but not interested for reasons stated.
I'm looking for something not cookie cuter, contempory design, one floor, steam or radiant heat, price range @2-3M, any ideas?
Yes 333 W 14th appears to have 2 closings at 850 per foot.
And it's a good comp, you would almost think they are the same building.
I did go to an open house here at loft 14 and square footage is exagerated.
If they want to close today, $750 per advertised sq ft is apropos.
And it appears both buyers had to put 40% down
So after months of pimped out open houses and no closings...when is this developer ready to lower the asks so those who would even consider buying on this block put forth an offer without being embarassed of the gap?
So is unit 8 in this building closed or not.
It shows in the recorded sale column 2,000,000 on 8/17/09 yet Acris shows no deed transfer or even any activity since '08.
Coming up on 30 days Acris should be updated if this indeed did close.
ACRIS is showing it now. Block 709, lot 1308, filed 9/3 for $2M.

Im having trouble calling it up. I'm getting "BBL not found"
and the address search gives me;
block 00790
lot 0016
0016 is probably the original lot, before condo lots took effect.
ACRIS has trouble finding odd apt numbers, like "RES 8", so best go right to block 709, lot 1308.
Ok it worked for me under block 00790 1308, not 709 or 00709.
