With the economy buzzing, and the city’s skyline continuously evolving, new development sales are kicking into high gear — especially in Lower Manhattan, which is one of the city’s most actively developing neighborhoods. While it also happens to be the oldest part of the island, architects and developers are designing buildings that are changing the face of the neighborhood. Let’s explore the most interesting residential buildings currently being developed and marketed in Tribeca and the Financial District.

This boutique luxury condominium will sit on the edge of City Hall Park. Currently undergoing a renaissance similar to Madison Square Park, this area of the city is attracting numerous developers. What was once the site of J&R, one of the city’s famed electronic stores, and an area simply known for being near the on-ramp to the Brooklyn Bridge, One Beekman is bringing a new level of prestige and exclusivity to the corner of Beekman Street and Park Row. Brought to you by Rogers Stirk Harbour + Partners — the same team responsible for One Hyde Park in London — it will come to no surprise that this 31-unit, 22-story luxury tower will reach iconic status in due time. Official prices and floor plans have not yet been provided, but according to The Real Deal, prices will start at $2M for a 1-bedroom and go up to $14M for a 4-bedroom. Completion date estimated to be spring 2019.

130 William Street

Only 10 years ago, the Financial District used to be a sleepy residential neighborhood. With the development of the World Trade Center, and multiple residential conversions, developers are now starting to pursue ground-up development opportunities. One of the premier benefactors of this development surge has been Fulton Street. 130 William sits on the the corner of Fulton and William and will be one of the neighborhood’s most highly anticipated developments. The full-service luxury condo has been designed by Sir David Adjaye and is being developed by Lightstone, bringing 244 condos to the area spread out across 66 stories. What makes this development unique is its use of brute architecture, as well as its arched windows and outdoor spaces. Pricing will begin at approximately $650K for studios all the way to $5.4M for 4 bedrooms, and marketing is expected to begin any day.

30 Warren Street

Situated on the corner of Church Street and Warren Street, 30 Warren is the perfect blend of luxury and iconic Tribeca living. With only 23 units spread out across 12 stories, this development brings its own unique twist to the ever-evolving Tribeca neighborhood. While not large enough to be a mega structure like 56 Leonard, 30 Warren brings full-service luxury living to an area that is more likely to have walk-up lofts. The project has recently completely topped out, and closings are expected to begin in early 2019. One-bedrooms will start just shy of $2M, while a penthouse unit has already been priced at $7.36M.

With a blend of generously sized floor plans, 45 Park Place will house 50 condominium residences across 43 floors. This glassy tower has been designed by SOMA Architects, and its inspiration lies in its location, on the edge of the WTC and within the borders of beautiful Tribeca. This building lies in direct harmony with all the exciting new development that has taken place in the neighborhood over the past several years. One-bedrooms are starting at $1.85M and listed prices are going all the way up to $12.35M for floor-through 3-bedrooms.
