It can be difficult, or nearly impossible, to find a true 2-bedroom in Manhattan for under $1 million. Many supposed 2-bedrooms are really a 1-bedroom with a flex room, or a 1-bedroom with a dining room. But there are some units, like 199 W. 134th St. #5A, that have two bedrooms — each with their own window and closet. Our Deal of the Week has lots more to love, including in-unit laundry and high, sweeping ceilings.

The Price: $775,000

The median asking price for a home in Central Harlem was $899,250 this October, according to the StreetEasy Data Dashboard. That puts our Deal of the Week at more than $100K under the median asking price for the neighborhood — and less than half the median asking price for all of Manhattan, which was $1.6 million this October.

Buyers who opt for the 20% minimum down payment of $155,000 can expect to see monthly payments of $5,185. This includes a mortgage payment of $4,344, common charges of $468, and monthly taxes of $374.

Why You’ll Love It…

Upon entering the unit, you’ll be greeted by high ceilings and gorgeous hardwood floors, plus lots of light from the living area’s two tall windows. The unit’s layout perfectly creates a dining nook, which has ample room for a six-seat table, but it could also be used as a work-from-home area or home gym. Mostly open to the living area, the kitchen provides ample storage space with its white custom cabinetry, and lots of prep space on its matching white countertops. The full-sized appliances include a fridge and dishwasher!

Down a short hall, you’ll find the two bedrooms, the bathroom, and a closet that contains the washer/dryer. Say goodbye to hauling laundry out of the unit — you’ll officially be living the dream of many New Yorkers! The bedroom has two windows that are the same size as those in the living room, plus a whole wall of closets. The second bedroom has a window as well, which appears to let in great light. It also has a closet, making our Deal of the Week a true 2-bedroom.

One door down, the spacious bathroom features pretty white subway tile, a soaking tub and shower combo with a shower curtain, and a wide vanity with storage. A large medicine cabinet provides even more storage.

This unit is located in a pet-friendly corner building that is near the 2, 3, A, B, and C trains. There are plenty of nearby restaurants, including Lighthouse Fish Market, Ponty Bistro, and Jacob Soul Food. Green spaces and community gardens also abound in this neighborhood, and St. Nicholas Park is just a block and a half away.

…And Why You Might Not

This unit is on the fifth floor of a walk-up building. The second bedroom is also on the smaller side, but that’s to be expected for most true 2-bedrooms. But besides these drawbacks, this place is certainly a deal, especially at this price point!
