A new mixed-use rental complex at 847 St. Nicholas Ave., which was an empty parcel that belonged to the Dance Theatre of Harlem on the corner of West 152nd Street in Hamilton Heights, has opened a new affordable housing lottery for 38 units.

Eligible applicants must earn at 40, 50 and 60-percent of the area median income, which ranges from $18,240 for a single person all the way up to $62,580 for a 4-person household.
A breakdown of all income categories, plus rental fees for all units, are shown in the chart below.
The property was purchased from the Dance Theatre of Harlem in 2017 for $3.1 million by BRP development firm. The renowned NYC dance troupe was founded by African-American dance pioneer Arthur Mitchell, who died in 2018.
The new development will have an on-site superintendent, fitness center, back yard off the first floor, a 7th-floor terrace, bike storage, and laundry room.
