With prices in Manhattan and Brooklyn on the rise, buyers are looking to Queens, where prices are also rising, but at a slightly slower rate. That’s why our deal of the week today takes us to Sunnyside, Queens and this cheery 1-bedroom apartment at 47-37 45th St.  for $429,000. It’s a co-op with plenty of closet space, a great kitchen and other fun features. Let’s take a look.

The Price: $429,000

The asking price is on par with the median asking price in Sunnyside, which is $457,500 as of this October. And for Queens overall, the median asking price is $699,000, which makes our Deal of the Week a steal. Need more convincing? The price per square foot in Queens is $592 and this apartment is going for $572. Another win.

Assuming the minimum 20 percent down payment of $85,800, buyers can expect a monthly mortgage payment of about $2,544, which includes a maintenance fee of $702. Not bad.

Why You’ll Love It…

This apartment is a true 1-bedroom, but there is also a bonus room that can be used as a home office or nursery. That space can be seen in these listing photos behind the fun turquoise sliding barn doors. While the room doesn’t have a window, it does have built-in wardrobe closets.

Also, there also aren’t any clear rules for subletting, pied-à-terre use, or gifting. But we are nit-picking now. This place truly is terrific.
