The Price: $650,000

The median asking price for a home in the East Village was $1.2 million this April, according to the StreetEasy Data Dashboard. That puts our Deal of the Week’s price at about half the median asking price for the neighborhood!

Buyers who opt for the 20% minimum down payment of $130,000 can expect to see monthly payments of $4,845. This includes a mortgage payment of $3,456 and a maintenance fee of $1,389. Note that there is also a capital assessment of $418.35 per month through March 2024.

Why You’ll Love It…

There’s so much to love about this unit, from its nine-foot ceilings to its white oak hardwood floors. There’s also lots of storage: you’ll find one oversized coat closet in the foyer, and another extra-deep closet right outside the bathroom. Plus, the living area, which has two large north-facing windows, has enough space for a small dining set in addition to living room furniture.

The kitchen certainly impresses with white shaker cabinets, gorgeous quartz countertops, and white subway tile backsplash. This unit is located in a six-story Art Deco building with an elevator, marble lobby, live-in super, common laundry, pet-friendly policy, and shared patio. There’s also additional storage available for rent. Co-purchasing and gifting are allowed on a case-by-case basis. Transportation is convenient with the B, D, F, M, N, R, W, and 6 trains all nearby. Also nearby? Countless great bars and restaurants like Death & Co, Yuca, Cafe Mogador, and Beetle House. Tompkins Square Park is only a few blocks away, or you could head west to Washington Square Park and everything Greenwich Village and SoHo have to offer.

…And Why You Might Not

While there are lots of windows in this unit, the ones with the most unobscured views are north-facing, meaning you won’t get direct sunlight during the day. The kitchen is also narrow and awkwardly shaped, so we imagine it might be hard for more than one person to cook in it at a time. Lastly, this property is not investor-friendly, since it must be the buyer’s primary residence.
