New Yorkers who earn at one of two household-income levels may qualify: Either between $23,657 for a single person and $40,960 for a family of three, or between $81,257 for a single person and $159,640 for a family of five. See commensurate rents and unit sizes in the chart below.
The apartments being offered are in 1 Flatbush Avenue (Phase II), which is in Fort Greene near the borders of Downtown Brooklyn and Boerum Hill. The 19-story building, built in 2018, features amenities like a landscaped rooftop and resident lounge. An additional fee applies for access to the building’s gym. Apartments come with in-unit washers and dryers.

Market-rate units currently available in 1 Flatbush Avenue range from a studio for $2,500 to a 2-bedroom for $4,286, so these lottery rents represent a tremendous discount. The location is super-close to a variety of train lines, including the 2, 3, 4, 5, B, Q, and R.
