New Greenpoint Lottery Offers 140 Apts From $613

The waterfront in Greenpoint continues to gain new development and housing opportunities, especially near the ferry terminal and up toward the G train station on Greenpoint Avenue. This development push includes the Greenpoint project at 21 India Street, which is set to offer 140 apartments via a new affordable housing lottery. The large development has been alternatively called 10 Huron Street and 145 West Street, as well as 19 and 23 India Street. So, stay on your toes with this one.

As a mixed-use condo and rental tower, the Greenpoint will have a total of 463 units: 95 condos in the upper floors of the 40-story tower, and 287 rental units in the lower floors. A separate five-story building will offer another 81 rentals, according to YIMBY. Eventually, the site is slated to hold 5,500 units, with more affordable housing in store.

For now, though, the affordable units being offered through the Greenpoint lottery require that eligible applicants earn 40 or 60 percent of the area median income. That means a single person must make between $22,903 and $26,720, or $34,355 and $40,080, to land one of the 35 studio units available. Rents will be $613 and $947 per month, respectively.

Completion is expected by the summer of 2018. This currently only the second active affordable housing lottery in Brooklyn. The other is for six units in Park Slope.
