There’s plenty to love about Greenwich Village, from Washington Square Park to its quaint brownstones and upscale restaurants. Median asking prices for the neighborhood are currently right on par with those of greater Manhattan, meaning they’re typically in the 7-figure range. But there are still great deals to be found for well under $1 million — or even $500K! — like 211 Thompson St. #2C. Our Deal of the Week is a studio apartment with a huge kitchen and a Juliet balcony.

The Price: $499,000

The median asking price of a home in Greenwich Village was $1.6 million this September, according to the StreetEasy Data Dashboard. That puts our Deal of the Week at less than a third of the median asking price for the neighborhood!

Buyers who put down the 20% minimum down payment of $99,800 can expect to see monthly payments of $3,642. This includes a mortgage payment of $2,555 and a maintenance fee of $1,087. Monthly payments are also far below the median asking rent in Greenwich Village, which sat at $5,395 this September.

Why You’ll Love It…

Upon entering this studio, you’ll be greeted by a foyer with an extra-wide closet and an entrance to the renovated bathroom. The bathroom features a spacious medicine cabinet and vanity, plus a shower-and-tub combo. Just past the foyer is perhaps the best part of the unit: the large kitchen. This kitchen would be the stuff of envy for most New Yorkers, not just those who live in studios. With an L-shaped design and plenty of cabinet space, the kitchen also boasts full-size appliances and even wine storage above the fridge. An island provides some more countertop space in addition to a perfect two-seater breakfast bar.

The living and sleeping space is located a few steps down from the kitchen, creating a great spatial divide between the different parts of the apartment. The far wall features a large window and glass door leading onto the Juliet balcony. A through-wall A/C unit will help keep the place comfortable during the summer heat. And to top it all off, the unit has high ceilings for a grander feel than one would expect from a studio.

This apartment is located in a well-maintained co-op with an elevator and part-time doorman, in addition to laundry facilities on every floor. Located near Washington Square Park, the building has easy access to the A, C, E, B, D, F, M, 1, and 6 trains, as well as great restaurants like Carroll Place, Spicy Moon, Top Thai, and Minetta Tavern. Co-purchasing, pied-à-terres, gifting, and guarantors are permitted on a case-by-case basis. Subletting is permitted after two years of ownership with certain restrictions.

…And Why You Might Not

Unfortunately, this co-op doesn’t allow pets, so it won’t work for fur parents. There’s also only one window and one glass door, but considering the space is only 400 square feet, these may bring in enough light for you. Overall, if you’re in the market for a studio in Greenwich Village, this one’s a great choice!
