Who says you can’t have fun and whimsy in a luxury apartment? Certainly not the designers of the Sky House, the penthouse unit spanning the top four floors of the American Tract Society Building. This 6,500-square-foot home not only boasts modern and refined design, but also includes two chrome slides, a climbing wall, and a rope swing. It’s also an artist’s dream with tons of different nooks and crannies throughout, and tall walls to display art. Twice featured in Interior Design Magazine, 150 Nassau St. #PH brings upscale upgrades and fun for all to the building’s century-old character. Take a look inside the $20M listing!

Inside the Sky House
Created by architect David Hotson and interior designer Ghislaine Viñas, the Sky House is all clean white lines, glass partitions, exposed beams, and unique shapes. If there’s one word to describe it, it would be sleek. While the unit covers four floors, it’s sometimes hard to know where one story ends and another begins, thanks to the many cutouts and viewing decks. For example, there are parts on the first floor where you can look up and see the fourth floor’s ceiling!
The main living area takes advantage of the unit’s sheer size, and is flooded in light from several half-moon-shaped exposures. In addition to the exposed beams and high ceilings, you’ll find a climbing wall, plus a swing. How many people can say they can sit on a swing in the same room as their fridge? This area also includes the kitchen, which features a huge island staged to sit six.
The kitchen also features appliances from top brands like Sub-Zero and Miele, hidden behind sleek white cabinetry to match the rest of the room. But they’re not the only thing that’s hidden — there’s a whole separate prep kitchen behind this one. As if that weren’t enough, there’s secret storage underneath a large swath of the living room floor, too.
From climbing walls to slides
Of course, we have to talk about the slide, something that truly sets the place apart from other Manhattan penthouses. The slide is divided in two sections, the first one starting on the top floor next to the home gym. Talk about a way to end your workout! The second section picks up on the third floor and ends on the first floor in the foyer. The chrome finish makes the slide a work of art in and of itself — and a fun one at that!
And that climbing wall we mentioned earlier? It starts on the main floor in the living room and ends on the fourth floor. Where else can you scale or slide the height of your apartment?

The penthouse has not one but two terraces, the first of which is located off the main living area on the first floor. Clocking in at nearly 1,200 square feet, this space could swallow other Manhattan apartments whole. There’s more than enough space for lounge and dining furniture, or potentially an outdoor kitchen. Plus, the terrace has the building’s gorgeous facade as its backdrop. Ornate caryatids and the green shingled roof are a perfect juxtaposition to the more modern interior.
Two flights up you’ll find yet another terrace that wraps around the entire floor, offering vistas at all angles. The building’s location on the southern tip of Manhattan should make for great views of both rivers and the Brooklyn Bridge.
The primary suite is located on the first floor and includes a sitting room, walk-in closet, bedroom, and bathroom with steam shower. The sitting room, which could also be configured as an office, is anchored by the chrome slide running through it. Up the stairs, the mezzanine floor has a study, a mechanical room, and a sleeping loft. There are three more bedrooms on the third floor, in addition to laundry facilities and multiple bathrooms.
