Hamilton Heights is a neighborhood in Upper Manhattan, tucked between Manhattanville and Washington Heights right up against Riverbank State Park. Prices here are lower than those in nearby Harlem, so there are some great deals to be found — like 725 Riverside Drive #4G. Our Deal of the Week is a pre-war 1-bedroom with great vintage details, plus modern touches like a dishwasher and an elevator in the building.

The Price: $479,000

The median asking price for a home in Washington Heights was $699,000 this March, according to the StreetEasy Data Dashboard. That puts our Deal of the Week at more than $200K below the median asking price for the neighborhood, and less than a third of the median asking price for greater Manhattan (which was $1.6 million this March!).

Buyers who put down the low 10% minimum down payment of $47,900 can expect to see monthly payments of $3,587. This includes a mortgage payment of $2,900, common charges of $521, and monthly taxes of $166.

Why You’ll Love It…

The foyer of this 683-square-foot unit boasts enough room for a dining nook or home office and includes two closets. Throughout the home you’ll find pre-war details like hardwood floors, 9-foot ceilings, archways, and decorative molding. One of the archways leads to the living room, which features more pre-war charm in the form of built-in bookshelves and a decorative fireplace. The two windows (of seven total in the apartment!) face the interior of the building, so you won’t get a lot of street noise.

The kitchen, on the opposite side of the foyer from the living room, includes new stainless steel appliances — including a dishwasher, microwave, and fridge with ice-maker — butcher block countertops, two-tone cabinetry, and of course its own window. You’ll find yet another window in the bathroom, in addition to the original cast iron soaking tub, chair rail molding, and white subway tile.

Large enough for a queen bed in addition to other furniture, the bedroom has a sizable closet and two more windows. It’s also decked out in picture frame molding, creating an upscale yet timeless vibe.

This unit is located in a pet-friendly elevator building with a laundry room. There’s a part-time security staff from 3pm to 1am, as well as a voice intercom system, live-in super, and porter staff. Location-wise, it’s right next to Riverbank State Park and a few doors down from eateries and bars on Broadway like Sugar Hill Creamery, Harlem Public, and Mamasushi. The 1, A, B, C, and D trains are all nearby for easy commuting downtown or up to the Bronx. Additionally, the unit can be purchased with furniture or vacant.

…And Why You Might Not

Although the windows facing the interior of the building result in less noise, they also result in less light throughout much of the apartment. Additionally, the building has a bike room but it currently has a waitlist, so you won’t be able to use it right away.

But if you’re looking to buy uptown, be sure to shortlist this one!
