A Brooklyn townhouse selling for multi-millions is not an unusual occurrence these days. It’s certainly the norm in Brooklyn Heights, Park Slope, Cobble Hill and many other neighborhoods that make up what is commonly referred to as “Brownstone Brooklyn.” But it’s still fairly rare in Red Hook, which is why the recent sale of 156 Beard St. for $4.35 million is notable: It’s the highest price ever paid for a residential property there, according to the New York Post.

While the five-floor townhome was originally listed for $5.2 million, meaning it closed at more than 16% below the asking price, the final price of $4.35 million is still a new sales record in this once-industrial waterfront neighborhood. The home’s Beard Street location is just a few blocks from neighborhood highlights like Fairway and the waterfront, but it’s a full mile from the nearest subway. So the sale is an interesting development in the story of today’s Brooklyn.

Transportation deserts notwithstanding, the 3-bed/3.5-bath home, which was listed by RoseAnne Degliuomini and Joseph Vassallo at Compass, is certainly a beauty. Its 4,320 square feet of living space is decked out with views from terraces on every floor, a private landscaped garden, a luxe master suite complete with fireplace and wet bar, a granite kitchen with built-in appliances, and a custom garage equipped with a Tesla electric charger.

According to the listing, the home’s lowest level is raised and built on columns — an important feature for a neighborhood that was hard-hit by flooding during Hurricane Sandy.
