Our Rental of the Week is a dreamy downtown share for a fabulous price.

Nolita is one of those magical Manhattan neighborhoods that somehow spans all of downtown at once. It’s a little bit Little Italy, for sure, but it’s also a little bit of Chinatown, SoHo, the East Village, and the Lower East Side. In other words, the lucky residents of this smallish area are granted easy access to the very best of downtown restaurants, shopping, and nightlife. Our Rental of the Week is a Nolita 2BR right on bustling Broome Street that would make a super share — and it’s surprisingly affordable for the neighborhood.

Best feature: Many affordable downtown rentals are missing a major feature in exchange for their prime location. (Two bedrooms but no living room, for example, or a kitchen with no oven.) But this is a fully equipped 2-bedroom home, albeit on the small side. Both bedrooms have windows and doors, with a common living area in-between that’s plenty big enough for a sofa setup. There’s even exposed brick in all three rooms, plus a marble-tiled bathroom and a full kitchen with stainless steel appliances. (Including a dishwasher! NYC apartments with dishwashers for under $2,500 are a hot commodity these days, have you heard?)

Why it’s a deal: The median asking rent in Nolita overall is $3,495, according to StreetEasy’s Data Dashboard. And for a 2BR in the neighborhood, it goes up to $3,695. That makes our Rental of the Week, a Nolita 2BR for $2,400, a bargain indeed.

Biggest drawback: It’s hard to tell how big these rooms really are with no floor plan on the listing — the kitchen in particular looks very tight. And there’s no mention of closet space on the listing at all, so some creative storage solutions might be in order. But for $1,200 per roommate, you almost certainly won’t find a better deal downtown.
