harlem 1br - rental of the week

Helloooo, sunny eat-in kitchen!

It’s not easy to rent a great apartment on a budget in NYC — every desirable feature seems to ratchet up the price more and more. Want enough space to spread out? Bright windows with real sunlight streaming in? A kitchen you can actually cook in? All those things will cost you. That’s exactly why this East Harlem 1BR is such a find: It’s got all that and more, for much less than the neighborhood’s median average rent for a 1-bedroom. No wonder it’s our Rental of the Week!

Address: 324 E. 109th St. #14

Price: $1,850

Size: 1-bedroom

Neighborhood: East Harlem

Best feature: Three words: Eat. In. Kitchen. It’s legitimately huge, with plenty of room for a dining set and maybe even a rolling island too, plus a big window, marble countertops, and stainless steel appliances to boot. There are also bright windows in the bedroom, living room, and bathroom, with lovely hardwood floors and crisp white baseboards throughout.

Why it’s a deal: The median rental price for a Harlem 1BR is $2,199, and it’s $3,410 for Manhattan overall. At $1,850 per month, this unit is several hundred dollars less than average for the neighborhood, and more than a thousand dollars less than average for the borough!

Biggest drawback: Hope your New Year’s Resolution was to get more exercise, because based on the listing info, this appears to be a walk-up. Stair-climbing is great cardio! There’s also something odd about the bathroom layout, with a very tight sink and vanity area that seems to be separated from the rest of the room by a door. But for an apartment this spacious, at this price, you really can’t go wrong.
