332 W 89th St

This Rental of the Week is a prewar Upper West Side 1BR priced well below the neighborhood median.

This lovely prewar Upper West Side 1-bedroom offers an escape from cookie-cutter design and is just steps from Riverside Park. With a price point far below the neighborhood median, it’s an obvious choice for our Rental of the Week.

Address: 332 W. 89th St. #5A

Price: $2,195

Size: 1-bedroom

Neighborhood: Upper West Side

Best feature: This unit is not simply a plain white box, but top-floor unit with character. There’s a decorative fireplace, French doors, exposed brick and moldings throughout. High ceilings and large, plentiful windows add to the airy feel. The living area is reasonably spacious and can accommodate both dining and living room furniture. It also doesn’t hurt that this apartment is in a classic barrel-front building on a tree-lined street that ends at Riverside Park.

Why it’s a deal: Listed at $2,195, this apartment comes in at an impressive $1,005 below the median asking rent for a 1-bedroom in the neighborhood, and $1,100 below the Manhattan median. The unit is also guarantor-friendly if you’re coming up a bit short on NYC’s 40-times-the-rent rule.

Biggest drawback: You can tell from the photos that this place hasn’t been updated in a while; some of its surfaces look at little worn. And while the living room offers space to spread out, the kitchen seems to lack counter and cabinet space. Lastly, the unit is a fourth-floor walk up, so tenants will be getting in some cardio regularly. Still, considering its size, character, price — and location in a highly desirable neighborhood — this place offers a great value.
