Prices on the Upper West Side are only slightly lower compared to their counterpart to the east, but still sit above median asking prices for Manhattan as a whole. But that doesn’t mean you have to venture into seven-figure territory to buy on the UWS — just take a look at 320 W. 84th St. #6B. Our Deal of the Week is a studio located just feet from Riverside Park and outfitted with Murphy beds, large windows, and a renovated bathroom and kitchen.

The Price: $447,500

The median asking price for a home on the Upper West Side was $1.7 million this April, according to the StreetEasy Data Dashboard. That means our Deal of the Week is priced at below a fifth of the median asking price for the neighborhood!

Buyers who put down a 20% down payment of $89,500 can expect to see monthly payments of $3,200. This includes a mortgage payment of $2,406 and maintenance fees of $794 — fairly low by NYC standards. Monthly payments are also far below the median asking rent for the Upper West Side, which was $4,500 this April.

Why You’ll Love It…

This top-floor unit — in an elevator building! — has a few new, oversized windows facing southeast, filling the space with great light throughout the day. The windows also sit above the building next door, meaning even better light and views. In addition to the two windows in the main living area, there’s another window in the bathroom, which also includes a luxurious glass-walled shower and is outfitted in black-and-white tile.

The main living area is currently outfitted with a queen-sized Murphy bed, plus two retractable twin beds for visitors. Because this unit has the option of coming furnished, the buyer can also keep the convertible sofa bed. Or, if you don’t need quite as much sleeping space (the apartment is currently being used as a pied-à-terre), you can swap some of the beds for more living space. Speaking of which, a short wall of shelving creates a natural divide between the dining/sleeping area and the living area, so the space doesn’t feel like one totally open room.

The kitchen is also somewhat separated by a large archway. You’ll find a full-size fridge, open shelving and ample cabinetry in this corner-style kitchen. And speaking of storage, there are two closets in the unit — one in the entryway and another farther back in the unit.

Located in an updated pre-war building, this unit has access to a renovated laundry room, bike room, live-in super, and common garden. The building is also pet-friendly and allows subletting after one year. You’ll have your pick of parks with Riverside Park just half a block away and Central Park a few blocks to the east. Plus, there’s lots of great shopping on nearby Broadway (Zabar’s, for instance), in addition to restaurants like French Roast, Celeste, Jacob’s Pickles, and Broad Nosh Bagels. Transit-wise, the building is right by the 1 train, and also within a half-mile of the 2, 3, B, C trains.

…And Why You Might Not

The kitchen doesn’t currently have an oven, but it does have a two-burner range. If you don’t cook much, you may be able to get by with a toaster oven or air fryer instead. And obviously, a studio isn’t everyone’s cup of tea, but this one uses all of its space smartly, and can easily be customized to however you see fit.
