I am a Licensed Real Estate broker with extensive experience in residential, commercial property sales, renovations and jumbo, conventional and FHA mortgages. Over the last 20+ years, I have been involved in over 3,000 successfully closed real-estate transactions in the capacity of a seller or buyer’s agent, or as the bank manager or loan officer. With my general contractor  background, I’ve also managed the renovation of 52 properties for investor fix and flips, bank owned foreclosures, and “staging on steroids for sellers”. My expert negotiation skills include a proactive approach to problem solving, and insistence on immediately addressing issues, resulting in a close ratio exceeding 95% for real-estate and mortgage transactions. My team and I have developed the most effective marketing strategy for sellers available anywhere. 

The average real estate agent simply takes pictures of your home and places it on the Multiple Listing Service, spends very little money to promote your property, and HOPES for a buyer to stumble upon your listing.

1) If needed, a property makeover designed and supervised by our in-house interior designer. (Think HGTV’s “Designed To Sell.”) We de-clutter, organize, repaint, upgrade, repair, and stage your home so it will appeal to the vast majority of buyers.

2) A tailored advertising strategy that includes domestic and international exposure on all the major real estate syndicated websites, and well as some paid sites designed to reach the maximum buyers possible.

3) A personalized telemarketing campaign that contacts, then pre-approves, buyers looking for a property within your home’s location, description, and price range. (Few, if any agents have a telemarketing team working for you!)

4) Selling Agent accompanied showings ensure your home’s positive attributes are properly highlighted and explained to the potential buyers, and all questions are answered accurately. (Most listing agents use lockboxes or courtesy keys, and expect the buyer’s agent to properly show your home – an unrealistic expectation!)

5) Persuasive negotiation and follow-up with buyers that encourages offers.

6) Expert mortgage advice and/or assistance as needed to ensure a smooth and timely closing. (Most listing agents have little to no mortgage experience!)
