The apartment is a junior 4 (1 bedroom with separate living room and dining room), that can easily be converted to a 2 bedroom (building allows walls). It is renovated and located on a high floor with a lot of natural light (South and West exposures) and great views of the Empire State Building and Freedom Tower. Willing to leave most of the furniture at little or no cost if interested.

Lease would be assigned sometime in January and run until May 31, 2015, at which point the building offers 1 and 2 year extensions if interested in staying. Lease assignment and monthly payments are done directly through building management, so need to meet basic credit/income requirements.

The monthly rent is $4,300 (with no broker/other fees), but offering an upfront payment to reduce the rent to $3,900 per month for the remainder of the lease.
