this is a 5 floor, 18 ft wide building on a nice st, http://www.streeteasy.com/nyc/building/148-west-121-street-manhattan purchased in 2004 for $1.13 million. Current sale $750k after starting at $1.2 million so if you count approx $500k for a reasonable renovation it sets the benchmark of 1.25 or 1.3 for a renovated 18 ft brownstone in the area.
